Condo complex

My wife and I each purchased a condo unit that was built by Statesman in 2000. The North side of the complex started to mold and rot. After an independent engineering firm was called to do an assessment, they determined that serious deficiencies in the initial construction of the building were present, including improperly installed stucco, a perforated building envelope, inadequate drainage and an improperly installed roof. The condo board of directors issued several special assessments against the owners, with numerous projects to completely remediate the initial deficiencies. The Board attempted to contact Statesman to see if they would be willing to assist in the remediation effort, but Statesmen offered an insignificant offer in the tens of thousands of dollars, when the final re-construction cost was well into the millions. The board of directors filed a lawsuit against Statesmen - but to this date, we don't know the outcome. We sold our units and moved away, and vowed NEVER to purchase any project built by Statesmen.

Please accept our apologies for not responding to this comment earlier. We did not have a profile on this site, and have just recently been made aware of HomeStars.

Statesman Group is very concerned to hear about your disappointment, and would like to ensure that your concerns are properly addressed.

A quick note about the issue expressed. The development you have mentioned certainly did have an issue which resulted in moisture entering into the structure. As you noted, the condo board did have an engineering firm do an assessment. Unfortunately, their assessment was only able to list a number of possible causes of the issue (including stucco installation, perforated envelop, etc), and could not clearly identify the actual issue.

To better understand the problem, Statesman Group brought in another firm, which was based out of the Seattle, Washington area, to gather their greater expertise in building envelopes and water penetration. After extensive study, it was determined that the problem was actually an issue with the manufacturing of the window product. There was a part of the internal framing of the windows which allowed water to seep into the window structure, and then be wicked out into the surrounding structure. Through collaboration with our window provider, Statesman replaced approximately 80 windows, as well as repaired any damage that may have occurred as a result…all at no cost to the home-owners. To this date, there have been no further issues regarding moisture penetration.

As you noted, the Condo board had initially filed a lawsuit, but this was simply done out of diligence on their part to ensure that it was filed within the required timeframe. The Board and Statesman worked closely to get the problem resolved to everyones satisfaction, all proceedings were ended, and we continue to have a strong and positive relationship with the Board. Statesman takes great pride in building a quality product, and fostering an enduring relationship with our home-owners and our partners.
