I manage a multi-residential building and hired Greg to redo a few rental apartments. He is the best painter that I have hired. He has a very good knowledge of paint and from his years working with other paint companies. He is always on time, he is organized and leaves the place cleaner than how he found it. He is courteous, and respectful or people and property. His attention to detail and his work ethic is excellent. I would totally recommend Agile Painting.

M & R Roofing is the most professional roofing company that I have every dealt with. I have had issues with other roofing companies in the past (5 others) and M&R is the only one that I would recommend. During the winter in 2014, we had water coming into our mufti-residential building on the top floor. I was frustrated because we had our roof replaced 2 years ago by another company and it was already leaking. Since I've seen M&R trucks in the Cabbagetown neighborhood before, I decided to give them a call on a Sunday afternoon. Marciej took my call and was very professional. He was able to come to the property in a timely manner and was quick to provide a quote, references and photos of the problem areas. The work could not be done right away due to the extreme winter weather, but as soon it was possible his crew was able to fix our roof. They even took photos and showed them to me afterwards. They also put sheet metal around some holes I had in the corners of the dormers. Their work is very neat, and the workers were courteous and respectful. I would definitely use them again and would not hesitate to recommend them.

I manage a multi-residential building. It is important that I provide a home for my tenants where they are happy. An integral part of that is to keep the building vermin free. To do so, you must hire a professional that is dependable and know what they are doing. I called Snap Pest control for a report of a rat in the basement. Joe and Frank came to the call and they were very professional. They were like detectives with their flashlights. They located a hole underneath the radiator board that the rat had entered in from the outdoors. They also found other potential points of entries around the building. They installed a baited rat trap outside and some traps indoors. The rats have never returned since then, and Joe comes back every couple of months afterwards to see if the traps are empty and maintained. I also had a few cases of isolated bedbug incidences. Any report I get, I call Joe immediately. Each time, he was very accommodating and very professional with the tenants as well. He worked for a couple of hours inspecting, taking the bed apart, steaming, vacuuming, dusting, spraying and so forth. The tenants were also very comfortable with Joe, and he does a lot of work for them. Joe will get the job done even if it means staying late. Although none of the cases were severe, all cases of bedbugs were resolved with 1 treatment with Snap Pest Control. Joe is my go-to pest control person. I have used other companies in the past. Not all companies are equal. I have had companies that offer a guarantee, but they will have to come back again and again because their method does not work, or they simply don’t know what they are doing. That frustrates tenants, and me, because I pay someone and the job isn't done. I need someone that is dependable, accommodating, knows what they are doing, works well with tenants, and most of all – solves the issue FAST. Joe is the person to call. He is 100% reliable, honest, kind, and professional. If you have any pest problems, I assure you, Joe will look after you. I highly recommend SNAP pest control.

It's very hard to find good contractors these days. There are a lot of thieves and unskilled people out there. That was my experience before I met Leslie. Leslie facilitated quite an extensive project for me. This included foundation and footing min 4’ below grade, joist replacement, pour out new concrete slab, spray foam insulation, blown-in insulation, redo all plumbing and electrical, new air ducts for HVAC, gas hookup, new drywall, new staircase, new paint, new partial roof, 2 new skylights, new aluminum soffit, new fascia, new eaves trough, new masonry and repair, glass block construction, stucco exterior, concrete porch, new deck, install hardwood floors, laminate floors, trim, ceramic tiles, removal of all rubbish, and more. If you have a big project, it is imperative that you have a dependable person that has the experience and expertise to hire appropriate professional skilled tradespeople. Not only that, but can also coordinate them all on a time schedule. Imagine the aggravation of having to hire many different people and coordinating them all yourself? Leslie knows tradespeople well, and knows who to hire and when to hire them. During my renovation, I saw and met many tradespeople. Most of them were very nice and personable. Each were skilled in their craft. Some I still remember and hope they are doing well. Leslie is very personable and he is easy to communicate with. He offers guidance when needed and can offer suggestions and his professional opinion. He will take the time to talk to you and help you make important decisions. I am very glad to have met Leslie and will call him for future projects. He is my number 1 adviser for home projects. He is a bit pricey, but you get what you pay for. It's all worth it in the end when everything is done right.

On a practical note ...

Price as you suggest is relative to value. Good quality trades command fair prices as do good quality materials. It would follow that the directorship of the project should also command a fair price. Overall I feel it is important for everyone to expect to pay appropriate rates for the quality of service they receive.

On a philosophical note ....

Design/Build is a highly personalized service. Homeowners like yourself entrust a unique vision into the hands of an individual who sets out to make it real. I believe that at best we work together alongside the numerous required trades and that we continually learn from one another.
