We had only been in our very old house for 2 years when, during a storm, we looked up at the cathedral ceiling in the living room to see water dripping from one of the beams. Oh boy - this didn't show up in the home inspection. We set ourselves up for some bad news, expecting whoever we brought in to tell us we needed a major repair.

Turns out that it was a very small issue: poor installation of some flashing around a dormer, compounded by a bad repair at some point which, instead of sending the water in the right direction, was sending water under the shingles, causing the leak - only an issue if the storm was coming from an unusual direction.
