Level grage and replace floor

I contracted with Pete’s concrete to relevel the garage and replace the concrete floor. During preparation work on the garage my intent to replace the back sidewalk in the future was mentioned. Pete suggested he could do it cheaply because he could have one truck deliver concrete for both jobs. . This was agreed to. Work proceeded on the garage floor and sidewalk and the preparation looked good. I was very satisfied. A truck arrived to deliver the concrete. The concrete looked good on the garage floor, a blue coloring. But now problems started. There was not enough concrete to finish the floor or do the sidewalk. The next day, another load of concrete arrived and pouring continued. This load was not the same as the first load. No blue coloring and the finish did not look as good as the first load. Later the new concrete was showing pitting and flaking, particularly where it met the first load of concrete. All of the second pour of concrete surface became discolored with white patches. Cracking appeared.
Problems with the garage levelling now became apparent. There was a problem with the overhead garage door. Pete partially dismantled it and reassembled it so that it operated. But it had a very loud metallic screech as the door went up. The pedestrian door was totally out of alignment and would not close. The door frame was distorted. Pete said he would have a carpenter come out and fix it. A carpenter never showed up. A week or two later Pete offered to install a new pedestrian door but it would cost me $1500. End of service from Pete’s Concrete.
For $105 I had a service man out to realign the overhead door. The pedestrian door I fixed myself. With my limited carpentry skill and minimal tools I was able to rehang the door so that it closed and locked properly. It took me about three days of off and on work, probably about six hours in total and about $40 worth of material and the job was done.

Company Response

I never said the concrete would be from the same truck, as the floor needs a different mix. The sidewalk needs air entrainment, whereas the garage floor is not air entrained. We did not run out of concrete, just poured the garage pad first, then the sidewalk second. The reason for the discount was for having us on site, and made the entire job less costly by the square footage while we were there for the entire scope.
Secondly, the garage leveling went as planned, yet created a problem with your doors. The man door was now square when leveled, and the garage overhead door required adjusting when the levelling was completed. We performed the job as requested, everything went well, yet , the doors were out of alignment. When I asked Milton if he wanted a NEW man door and frame installed, he declined.

I am glad you have taken care of your doors, as these doors are quite old, and would obviously require some carpentry maintenance work to correct this issue with the very old doors. After all, I did the job that we had agreed to, and the old doors, once the garage was leveled, were in need of carpentry work, which was declined.
