Home Inspection

We are very happy we chose AHI. We selected them because they had good reviews on homestar. Their reviews were so good, I was skeptical whether or not they were legit. After doing the inspection, I am confident they are all legit. We used the inspector for a 1990s 5-bedroom home in the Arbour Lake community and found them competitive in pricing in comparison to the other inspectors we received quotes from. The inspector was very thorough and patient, but also able to spot issues quickly. The inspector was an excellent communicator and the report was detailed and covered everything the inspector mentioned. The report also had good tips how to repair minor issues. The report had photos and great clear example graphic diagrams. One of the things we appreciated was how the inspector distinguished between minor and major issues. An example of that is the deck railing was made of 2x4s instead of the 2x6s, however 90% of Calgary homes use 2x4s for our home age - this was a minor issue. The inspector found one major flaw with our house, which was that their was significant moisture behind the tiling in our upstairs bathroom due to poor grout put inbetween the tiles. This allowed us to get the sellers to lower the price by a significant amount so we could redo the tiling upon move in. The inspector had great tools, such as a thermal camera and moisture meter. The inspector's attitude was friendly and cordial. The inspector willingly crawled into the attic crawl space even though it was an awkward entry. I would recommend others attend the inspection and ask the inspector any questions you might have. I would also encourage others ask the sellers to prep their house for inspection as it helped us avoid a few headaches. I would recommend AHI to anyone looking for an inspector!

You are correct about the importance of attending the inspection, there is no better time to ask questions and get them answered than right then, and also the importance of the seller prepping the home for the inspection, it happens too often that there are heavy items (or shelving) blocking the attic hatch door or the electrical panel. I will call you with some clarification on the deck rail, neither 2x4 or 2x6 are considered 'graspable', however a huge percentage of homes have this type of stair rail and you may decide not to change it.
