These guys are Bait and switch pros!!!

All I can say is not to buy a prebuild from this builder, and warn anyone that may be interested of the issues not repaired."

$400,000.00
What could this company do to improve their services?
Act on deficiencies within a reasonable time period. Treat the owners with the respect they deserve, this is not a car purchase but I get better treatment from a car dealer.
Any advice to offer fellow homeowners facing a similar project?
Do NOT buy a prebuild, have a Qualified home inspector go through on your occupancy day, video all issues and have the builder representative sign your list of deficiencies. then wait.

MOSAIC Homes has spent considerable time attempting to satisfy this homeowner, addressing their concerns. MOSAIC is confident in all its communications during the sales process.

Regarding the tile work, MOSAIC purposefully does not seal some tile work due to the ongoing maintenance burden this places on homeowners. Leaving select tile unsealed allows a homeowner to decide how they would like to maintain their tile work.

Lastly, MOSAIC works extremely hard to ensure homes are delivered to our highest standards when a new homeowner moves into their home. At times, this requires addressing completed areas of a home that doesn't meet MOSAIC's standards. Sometimes this work takes place just prior to a homeowner's possession.

These guys are Bait and switch pros!!!

At time of purchase it was stated repeatedly by their sales rep to us and our realtor that the show units we were shown which had only Hardy board and or brick exterior and this was to be standard used for the rest of the units.
As they were not built yet you must take them at their word.
Upon viewing we have received Cheap vinyl siding. With no explanation given.

Beware of the contract, you could end up with anything other than what they say...contract quotes section 15 sub. C.
"The Vendor may make alterations, without limitations, as deemed necessary or desirable by the vendor and the vendor reserves the rights to substitute materials throughout the strata."
although it also states of "equal or better quality"
I ask you if vinyl siding is equal to or better than hardy board or brick.
Also their representative would not write it down as an issue during the walkthrough and his only reply was just ..." they used vinyl".
Also they seem to have an issue with the tile contractors/labourers due to not sealing any of the grout in all areas of the home due to...."it is too labour intensive and they make a mess of it".
He then goes on that this needs to be done immediately and it may effect the warranty of the tile if not done correctly and attempted to demonstrate the process and says it's easy to do????

Also as we are 1 week from completion the 3 floor bedroom carpeting is to be ripped up to solve so bouncing and squeaking issues...possibly something they may have notice prior to laying it down. I'll weigh in on this later.

Take note these guys really wow you and will say almost anything to get that prepurchase deposit but I recommend only purchasing an existing unit so the old switcheroo won't happen to you...Beware.......

UPDATE... the reply by Mosaic is false....we were never contacted to resolve anything only to be retold we were wrong, witnesses and all.

"Nearly a year later, we regret our purchase due to very poor and unprofessional customer service leaving many deficiencies reported but nothing done.
The Customer Care division of Mosaic, will kindly accept any issues you have, but that's where the good ends. they have accused negligence, and denied obligation to some issues and just simply not repaired others.
the following is a list of some...
1) due to the poor design of the amenities building (GYM-BANQUET Facility) it has never opened, it has fallen on the responsibility of the owners to pay for renovations to allow access to the gym separate from the banquet facility.
2) most north facing yards are unusable due to poor drainage causing seeded lawns to turn to mud and turfed lawns to rot to a slippery mush, reports dating nearly a year ago, nothing done, only talk. UPDATE.... this week they have now decided to dig up the back yards put in a trench of drain rock and then top-dress and then seed. Owners will now have fresh soil conditions for their enjoyment this summer as this was not addressed in the spring. but at least it is something.
3) Dying and infested plants brought in pests, this is denied by mosaic customer care department leader, stating it was due to owner negligence, pest control bills paid for by owners contingency and landscaping never repaired
4) Soffit failure has allowed birds to nest in roof causing unsightly droppings onto siding and windows, no repairs have happened or discussed after reporting
5) Brickwork in areas show water issues and effluence, not repaired
6) very poor fence construction panels uneven, gates have sagged, not repaired
7) Drywall in main stairwell is cracking and bulging, hope it is not structural, not viewed, not repair scheduled
8) ceiling drywall in living room - kitchen was uneven when we took possession but never heard from them, we recently re-reported it, not viewed no repair scheduled
9) Window valves not installed, some did get installed, others not, originally reported oct 2013, was told to contact the glass company myself, got the parts from them so I installed mine
10) although this was repaired it took 2 months to put a strap on vibrating and very noisy downspouts.
11) Mold is coming from roof mouldings, sister complex is undergoing repairs for a few months now, our building has not been done yet.
12) When the repairs started to the neighbouring complex, they damaged landscaping and walkway lighting and although they admit it and the holes left (without the lighting) are a tripping hazard, it has not been addressed for near 2 months.

Although most issues are minor and easily repaired it is disappointing that the Customer care division is so neglectful and unconcerned with the owners experience.

All I can say is not to buy a prebuild from this builder, and warn anyone that may be interested of the issues not repaired."
