We lived near by their show home. We were planning on up sizing our home, so we paid them a visit. We chosen Zancor based on their finishes and their helpful sales reps. The whole thing went very well, a few glitches but nothing major. I did find that I had to chase them for answers; I feel they could work on providing better communication with their customers. Overall great experience.

We saw an advertisement for Zancor Country on TV. We picked a model we liked and signed an agreement. The build went as planned, there was one small delay but it was still within the range of time promised. I am very happy with the build; however I had some issues with the finish painting. I have viewed friend’s new homes also built by Zancor, who have had excellent paint jobs. They need consistency in the quality of their painting. I asked to have it repainted and they did do it for us.

We got a mailing that they were opening a development in a community we were interested in. We started the process, a long process as it took 6 months until completion. There was a delay with the build because of a regulation regarding firewalls between houses. Although we are not attached, it seems that every 6th or 7 th house built has to follow a specific rule about fire protection. ( this might be a city regulation, not sure). Regardless, it took longer than planned. I think communication between the buyer and the builder could be improved. There was a couple of instances where they should have called us with an explanation but I only got the information because I called them to ask what was going on.

Zancor was building new homes in our area. We liked their work from what we saw. The house was built within the time frame promised. We are pleased with the final outcome.

Pine River in Angus

Our experience with Zancor has been frustrating and disappointing from the beginning of our home purchase to its delivery. We have had two floods due to improper plumbing that have only been repaired to Zancor's building standard, which included the removal of half our living room ceiling and my son's closet. We have followed up with all of our concerns in extensive correspondence to the appropriate parties, with the response that the owners of Zancor and their administration are not willing to resolve the issues they've created.

Patricia, the sales representative in Pine River, could not answer any of our specific questions regarding the design of our home before purchase. Every inquiry we made, she was clearly annoyed that we wouldn't just purchase the home and clarify these issues later with the designer. She wanted us to sign a contract that outlined our agreement to something we communicated we didn't want. She made it very clear of her irritation that we were actually reading the documents and had questions regarding the material. We had a very specific vision and later realized that when she didn't know the answer to a question, she just guessed, which put us in a stressful situation later when we had been provided with so much misinformation. We made an official complaint to head office regarding our dealing with her, and when we took possession of our home and I requested the keys from her, I was completely ignored and had the keys shoved into my hand. Her lack of professionalism when discussed with the Zancor home office is completely acceptable to them, as their administration is often even worse.

During the building of our home, I stopped by to check in on its progress and realized they were putting in the wrong carpet. When seeing they were installing a cream colour instead of the chocolate brown we chose, I immediately contacted the super across the street and home office. I had documented in photos all of our design choices after dealing with the incompetence of the sales office. Zancor's response to the issue was that they were already in and they were not willing to replace with the incorrect carpet unless we were willing to pay an additional 50% of their costs incurred.

During the pre inspection of the home, our shower would not turn off when tested. When we continued on to the next room, it revealed a closet full of water due to the plumbing being installed improperly. In the living room, the water was pooling in the ceiling and dripping through the seams and down the wall. After the repair of the plumbing, we had to have the ceiling repaired only to notice weeks later that water lines were showing new stains. Upon inspection, a Zancor repairman found an additional leak in the toilet which had water sitting above our drywall for over a month. They cut a small portion of the ceiling out to find this, repaired in with drywall and wanted to stipple over the mess. With a ceiling that is squishy to the touch, we requested a water moisture test be done before we would consent to this repair. We are now having to deal with Tarion and a half cut up ceiling, as Zancor will not consent to test the moisture content from their flood and would rather just cover up their mistake.

When meeting with the Zancor Designer, Elaine, we requested maple stairs to match the engineered hardwood we were choosing to upgrade the entire main floor with. She denied our request for this, despite our disappointment, as oak stairs had already been ordered. She told us that the oak stairs could be stained to match the engineered hardwood perfectly and found a stain to match that surpassed our expectations on this. We had wanted to stain the stairs ourselves, as I'm an artist who works with stain regularly, and $2,000 seemed like a large upgrade for minimal work. Elaine convinced us that for the convenience of not being able to walk on the stairs when we finished them, it would be much smarter to pay the cost and have it done professionally, ready for move in. When completed, the stairs were stained so poorly, with holes from error in installation being filled with wood filler, pools of stain in ever edge and corner, and then the outer portion of the railing and inside portion of the posts weren't even touched. We requested the $2,000 refunded, as after seeing the lack of workmanship from the painters, we didn't feel they could repair them properly. Zancor denied the refund, so we requested a proper repair of the stairs to be sanded down and restained. They denied this as well and commented that they are only required to complete the finishing to "builder standard". The repair resulted in two additional thick coats, so that the entire staircase matched the corners and edges where the stain had pooled. It now looks like we have painted stairs instead of stained stairs, and the contrast on the landing to our engineered hardwood is extreme.

Despite all of our issues and the stress and inconvenience Zancor has put us through, they have made no effort to improve our building experience. We moved into our new home with the floors covered in filth, our window ledges filled with dead bugs and paint stains all over our engineered hardwood floors (yet to be repaired still). The driveway was filled with workers nails, broken glass, garbage and cigarettes, as well as the front and side of our home. This is our sixth home and second new build and until now, we didn't appreciate how wonderful the workmanship was in our previous residences. We understand that building a home has challenges and issues that require follow up along the way, but the apathetic attitude of Zancor toward helping their buyers resolve any issues and accommodate repairs makes the process nearly impossible. For these reasons, we would not recommend purchasing a new home from Zancor and wish we had followed this advice as well.

With this being said, there have been three Zancor employees that have been more knowledgable and helpful than most. Simone, who we dealt with briefly to choose our granite counter tops because Elaine could not find them in our decorating appointment. She has followed up with us when promised and was professional, knowledgable and helpful in our meeting. Eric, one of the Zancor builders who has been in our house to repair many issues. He has been pleasant and respectful when entering our home, kind to our children and animals, efficient, thorough in resolving issues and mindful of his mess, cleaning everything thoroughly after each visit. Dawn Kelly, our new liaison between the builder and us, has been punctual, thorough, extremely timely in responding to any and all concerns and helpful in coordinating repairs to ensure our home can get to a state we're proud of as soon as possible. Although she's the messenger of Zancor's unwillingness to resolve many of our home's issues, these responses are from home office and we understand she's just doing her job in carrying them out. She has brought all of our concerns to the appropriate individuals attention and is prompt in communicating their response. We wish we had connected with her earlier in our buying experience instead of having to deal with home office ignoring all of our inquiries and concerns.

Market collection

My husband and I purchased a home from the market collection in king city may 2013.. It is now July 2014 and they have not even begun construction! That's not they only issue we have they missed 4 closing dates and in order to speed up the build of our home they
gave us no other choice but to move six units down into another lot promising us that it would be completed much earlier than our previous home also advising us that if we didn't move there's no telling when our home would be built, they offered us a very minimum amount of money in order for us to move they haven't even begun construction on our lot haven't even dug a hole. We spoke with zancor homes and advised us that all the town homes would be built by the end of this year ... So why did they have us move lots in the first place ??? Now we just got more good news from the builder regarding our garage door entrance from inside the house, giving us three choices either build a deck inside the garage taking up one full spot and leaving us with one car space, second option get rid of cold celler and lower entire basement ( so we wouldn't be able to finished our basement unless we are under 5 ft tall) and third option have no access to garage from inside home. We purchased a home with a two car garage for a reason, these are not cheap homes! Oh and to top things off we have been paying rent for a year now instead of paying off our mortgage! We have had nothing but problems and no one to answer our questions! I can just image the issues we will have when the home is built.

Royal Collection

My experience with the supervising staff at Zancor's Royal Collection site has been great. We moved in March 2014 and they have been extremely attentive and quick to respond. Thanks to Dawn and Anthony for being so helpful and making themselves available. Its nice to know that customer service is alive and well, and it doesn't disappear the second you get your keys. With staff like this, Zancor will go far. Thank you.

New Home

We've been in our new Zancor home in Brooklin for about 1.5 years. We liked one of the model homes and bought one just like it. (had been looking for over 5 years). Good choice – our initial impression was that it would suit us perfectly, and it has. Layout and location are just dandy.

There have been some good experiences, and some challenges.

I know many people complain about delays, but we moved into the home on the exact promised date. Maybe we were lucky, but we gotta give credit where it’s due.

Many neighbours have had stories about taking time off work to await the arrival of some trade, only to be understandably disappointed and frustrated when they did not show. Similar situations haven’t driven me batty because I’m basically retired and stick around home a lot, so we have been able to accommodate Zancor’s own staff (sometimes) or subcontractors (often) with their changing repair schedules. We had about 50+ items on our Tarion deficiency list. Some items were done quickly, others took a long time. One was major – a floor that was uneven. It took months to get that structurally corrected (I’d give the ‘fix’ a 7/10).

Zancor has generally responded well to our requests, albeit slowly at times. If Zancor deserves criticism, it’s that some of the subtrades did inferior work (in our case, plumbing and painting, and some drywall) and others needed to come in and correct that. As seems typical for all builders and trades, one suspects that there is some process that deems it better to repair a couple times than to do it right in the first place. It’s plain to see, when you meet them in person, which tradesmen take pride, and which are duds. Our fireplace was “fixed” about four times before they finally ripped the guts out and replaced all but the outer shell. It’s fine now. Upset over that? Nah – stuff happens. It got fixed. HRV unit had a minor problem – after almost a year’s delay, fix took 5 minutes. Subcontractor again.

A special note to mention Natasha, our site rep in charge of getting things looked after. She has done her best to juggle many demands. A difficult job, I’m sure.

It is quite possible that our love for the new home has coloured this review a bit rosy. There have been some frustrations, however I’m familiar with construction sites, delays and screw-ups. Maybe a new home purchaser SHOULD be able to expect a perfect experience, but that will just never happen with mass-built homes. Spending $500K or even double has no effect on that. Perhaps a custom built home experience would fare better. (PS no, I have no relationship with Zancor or any builder).

I’d strongly recommend that new owners awaiting completion of their newly purchased home, get in regularly to observe the progress from start to finish. That can be problematic for any builder because if the new owner does not understand the building process and how messy things get, they can upset both themselves and the builder and trades people. On the plus side, the owner knows what he bought, and can point out mistakes (or ask questions) before they become major disasters. We personally found that all but two of our specific requests (and extras) were missed during first construction, and had to be corrected – at a cost to someone (not me). That did not fill me with confidence. Builders don’t want anybody to visit the site, presumably because of insurance reasons, so be aware that you’re there at your own risk. Just don’t do anything stupid or get hurt.

My regrets? I should have thought of paying extra to put in ¾” plywood floors instead of the crappy chipboard (meets code, not most people’s quality standards) – maybe we wouldn’t have had the floor squeaks they’re still trying to fix. I should have paid for fewer overpriced extras and had them done after we took possession – like kitchen upgrades, carpets, hardware. In a week we could have saved thousands. Luckily we held off on the marble countertops.

Would I deal with Zancor again? Yes, if they build the home model we like, in the location we like. THAT is what sold us – not the ‘reputation’ of the builder which we (maybe unwisely?) did not even consider. In my opinion every builder tries – and wins or fails based on the subtrades, the weather and the general labour (employment) situation at the time of construction.

Love our new home. Nice neighbours. Nice small town. Seconds from ‘the country’.

My suggestion to all builders:
- Instead of keeping clients in the dark, get them involved as often as possible.
- Be reasonable with costs for extras.
- Manage trades to do things right the first time. Fire them ASAP if they fail.
- Be proactive with needed repairs. Go above-and-beyond to regain trust and respect. Clients understand that stuff happens – but abusing them even more by a poor response is very counterproductive.
- Arrange for some socializing in the community (after 99% of the clients moved in, our last builder had a neighbourgood wine-and-cheese party hosted by the company top brass and the sales staff. Criticism was present but pleasant, and that created a lot of goodwill.)

New Home Builder

We took possession of our home on Oct 17/13. The tiler used different dye lots with our main floor tiles (tiling 101, mix up your boxes) so our floor has large squares of different shades/sheens throughout. Before having the tiles pulled up and replaced, the builder says we have to pay to have our appliances disconnected, moved & reconnected before they'll come in and replace the mismatched tiles. Really? They made the mistake - why are we paying again? This mistake was noted on our PDI and it appears the builders thinks we should have waited to install kitchen our appliances until now, 5 months later. Their response, "company policy" and "we just don't do that". The house has typical new home issues but we have been disappointed in post-delivery follow-up, i.e. still waiting for them to properly insulate an area of our house that wasn't done properly - it has been a very cold winter and my daughter often sleeps in another room because her room is too cold.

Service people are friendly and want to be helpful but it seems there is failure to communicate and follow-up.

I patiently held off writing this review, hoping things would improve, but now we are feeling ignored and frustrated.

Update April 3, 2014: Since posting our concerns here, we have managed to work with the builder to hopefully alleviate our concerns. The construction manager has indicated he will pay the fees to have our appliances uninstalled and reinstalled. A maintenance person came in the other day and spray foamed around some areas that were potentially causing the cold air in and added insulation below the room that is very cold. It is hard to tell now if this will fix the problem as the cold weather (hopefully) is behind us.

We hope to be able to move forward on a positive note and that the C.M. will follow through on his promise.
