Ted's inspection is on the high end. But as other reviewer had commented, you get what you paid for. If you divided the bill by time Ted dedicated, the hourly rate is not expensive at all. In our case, Ted spent about 7-8 hours on site. In addition, he spent another 2 hours the next day walked us through the inspection report, which was beyond what we had expected. After learning all the pros and cons about the house, we felt we had peace in mind. Thanks Ted. Frank

Thankfully the seller relented on some of the deficiencies. Their electrician called me to argue the need to get a permit. I told him to get the permit and that I would be back to inspect.
