If you do not want to suffer the way I did and not want to have stress, frustration, disappointment and nightmares and not want to waste your hard earned dollars then please read this review carefully. It was a major blunder to give the foundation water proofing and French Drain jobs to Daniel of Kiro General Contracting Ltd. It was a total unprofessional job and the entire work was a total waste and as a result I had to again spend over $ 10,000 to get the job redone from another contractor. I had read the bad reviews on Trusted Pros about Daniel and his company but somehow got influenced by Daniel's sweet talk. It is my impression that Daniel intentionally wants to do it wrong to make the customers suffer. I had a problem in my basement with water seeping in from outside. Daniel and his brother did everything wrong. Daniel was only after my pocket and wanted to get all the money as soon as possible which he did (contract value $7,000). They worked hardly 4 to 5 hours a day. They did not follow any schedule and worked as and when it was convenient to them. For the foundation waterproofing work the blueskin was not applied properly to the foundation and not to the footing level. The membrane was not nailed properly to the foundation. The termination strips were not applied to the membrane as a result the membrane was loose from all sides and hanging. Also the window wells were installed at a wrong height. The old weeping tile was not properly removed from the footing and instead the new weeping tile was installed 2 feet above the old tile which was totally useless. The new weeping tile was not connected at both ends to the weeping tile system and as a result the blueskin and weeping tile job was a total waste. For the French drain job, the weeping tile was installed as pieces with gaps in between so this was also a total useless job. The water seepage in the basement became heavy as soon as the external digging was done and seepage continued even after backfilling. The backfilling was also not done properly. The soil was piled-up around the foundation (at least 2 feet high) and left it there to settle on its own so no grading was done. There was so much water in the basement that I had to get the entire laminate flooring and some part of the dry wall removed. I also had to rent a heavy duty dehumidifier for a month to remove the water (additional cost $600). After completing the job, Daniel refused to respond to phone calls and text messages. The warranty does not mean anything to him. Since water seepage continued I had no other choice but to engage another contractor (this time real professional!) to redo the entire job of water proofing, French drain and inside dry wall and floor. I was told by Daniel that he will provide photos/pictures of the work done (step by step) but despite my follow-up no photos were provided. I saw all the wrong things done by Daniel when the rework started by the other contractor. I realized that I made a big mistake by giving contract to Daniel. I lost a lot of money and peace of mind. What a pleasant experience I had working with Eugene and his team from Royal Work Corporation! I had earlier got the foundation waterproofing and French Drain work done by another contractor but it was all done wrong and as a result water continued to flood the basement. I must thank Eugene for agreeing to take up this job. It was not easy for him to pick-up the mess of the previous contractor and successfully rework on it. It was an awesome experience! The planning and project management was done by Eugene and onsite execution was supervised by Vladimir. The team worked from 9am to 6 pm non-stop for several days and did a wonderful job. The team was very professional, dedicated, courteous, and technically very sound and did not require any supervision from my side. The foundation job was redone applying the water proofing material up to the footing level, reinstalling weeping tiles, and redoing the French Drain. Additionally the sump pump and back water valve was installed. Eugene has innovative ideas and it helped big time in this implementation. All the work was done to my fullest satisfaction and I am extremely happy with it. Despite heavy rains last Saturday there was no water seepage in the basement and the basement is fully dry now. I will strongly recommend Royal Work Corporation for the waterproofing projects. I am sure anyone reading this review and deciding to go ahead with Eugene’s team will emerge as a happy and satisfied customer like me. It is always good to do it first time right and in my opinion Royal Work Corporation is the answer.
