New Custom Home

Montbeck not only helped us to design and build our Port Credit dream home they helped find the perfect lot for us to build on that worked for our family. Paul and his team were easy and fun to work with. They kept us on budget and delivered a beautiful product. We couldnt be happier, Im so in love with this home and I cant imagine much better than this. I dont think I can ask for anything more, Montbeck really delivered on everything we couldve dreamt of.

New Custom Home Build

Montbeck Developments is a quality custom home builder that is well known in the south Mississauga area. We met Paul a couple of years back and have developed a very trusting relationship since. So much so, that we bought a beautiful home built by Montbeck Developments before it was even completed. This way, we were able to take part in choosing some of the finishes and were able to make small changes to suit what we wanted.

Paul is very knowledgeable, professional and has open lines of communication. In many ways, he has become a mentor to my husband and I. We feel very fortunate to have crossed paths with him. Andrew is also extremely pleasant to deal with and is very responsive with any minor issues we have.

The house is stunning and the workmanship is top-notch. We are so impressed with the quality of our custom home, and absolutely love the modern design. Friends, family and even strangers are constantly giving us compliments on the house. We are so happy with the build process with Montbeck Developments that we are currently building another home with them!

Planning
Before the thought of writing down your wish list or anything to do with design the 1st thing to consider is budget. How much are you planning to spend, give yourself a range to work with this will allow for things you may not have considered.

Next, we highly recommend conducting a feasibility study this will ensure that the end value of the custom home will make sense in that neighborhood, we have seen too many times when builders complete custom homes, but it takes years for the market to catch up to the value.

Wish list, taking each room into account start writing down anything and everything you want to see in your new house, from heated flooring to a built-in desk in the kids’ room, home theatre, and solar panel for power redundancy. Create a document on your phone, so when you are out and see something you can simply add it to the list.

At times this step can be tedious, but you need to know what you can build, and by that I mean, there are municipal by-laws in place that determine the size, placement, height, and even appearance of what you can and can not build in your neighborhood. So if you have the time and patience you can head to the city planning department and get as much information on regulations and restrictions in your neighborhood, this information will get you started with the next step.

Design
Absolutely one of my favorite steps, starting from hand sketches to pictures online or properties you drive by and have admired from a distance, a lot of time goes into the design and well deserved it is your dream home we are creating. Either working with an architect or designer this process will take those sketches into floor plans and soon you can visualize the end result. At some point, those floor plans may get scrapped with new and improved designs, which is fine that is what this step is here for because what we don’t want is to have approved plans and then decide to make changes. Changes are the greatest expense when it comes to building a custom home

Budget
With detailed drawings in hand, every aspect of the house can now be estimated accurately, from demolition and excavation to finishes and landscaping. It is very common to hear builders say I build for $250 or $350 a square foot, ya but what does that get me, and what happens if it is over. A preferred method is to detail everything in the budget including Exterior finishing schedules, kitchen schedule, lighting schedule even flooring schedules such as 24x24 Marble tiles in ensuite, 7 ½ inches engineered flooring throughout. This way there are no surprises. If by chance you find a unique Italian marble that has to be in your master bedroom then it will come as no surprise that an additional cost for this will occur as it is not in your budget, and a great project manager will be there to explain the impact it will have. Yes the customer is always right, but they put their trust in us to keep them on track and if that means an awkward conversation then we are more than happy to do so because in the end when they come in on time and on budget they will be happy and that is our number one objective

Technical Details
This is kind of behind the scene and you probably won’t even know this happening, but there are specific technical details that are required when building a new house, such as structural, energy efficiency even how the water will flow from your roof. Will this excess water affect your neighbors or city storm capacity? Once all these very important details are in place we can officially submit for permits.
