Contractor for our home flip before we purchased. Very poor work..

We purchased a home through sweetly real estate that Royal restoration flipped. We regret it and 1.5years later are still finding things wrong with the home.

Flooring - Improper subfloor under tile and carpet. Carpet pops in places, you can feel chunks of something underneath it, and barely any underlay in other areas. Tiles dont have right subfloor underneath (No backer board or schluter system), so weve had some whole tiles crack in the laundry room. Grout between tiles was poor quality and is chipping away in laundry room and kitchen leaving sharp pieces of grout laying around on the floor, and gaps of no grout between the tiles. Tile was cut sloppy around air vents, leaving two vents in both kitchen and laundry room affected. (Either too big of an opening, or too small so the vent doesnt fit in at all. Its propped up on one side in the middle of our kitchen. Some baseboards were also poorly finished leaving weird gaps in corners and parts unfinished where they thought people wouldnt see.

Plumbing - Leaks everywhere. Unsure if a real plumber was even used. All of the new bathroom sinks were leaking when we received the house. Even after inspection and these leaked were fixed, we found them to leak still. The kitchen sink also leaked. When we hired a plumber to come fix this, he found that the bottom of the piping wasnt even glued on. He could pull right down on it and was never fixed. Faucets in primary bathroom were hooked up opposite: hot to cold, cold to hot. Shower is permanently plumbed in opposite, no finishing trim/caulking between tiles and shower head & on/off water knob, poor quality caulking between tiles and shower base. All silicone has stripped out and Open to mold growth. When the toilet was installed back on top of the new tile, the plumbing was done incorrectly with a wrong part. This caused a small leak and over the first 2 months slowly leaked in the basement causing damage to the basement roof. The plumber we had in to fix all these issues said this was some of the worst plumbing hes ever seen.

Electrical - All outlets were changed to newer style. The top outlets dont work in 2 of the bedrooms. Some light switches were installed upside down. Light switches were also wired in wrong sequence. Ex) outdoor lights farthest from to door, living room lights closest to the door.

Kitchen - On our home inspection it was discovered that the kitchen cabinets were installed with the wrong screws. We had to have them come in and screw in the upper cupboard using proper screws so they could sustain the wait of dishes etc. Flooring in kitchen - Tile again has no subfloor so there are gaps under cabinets where is should be flush. Up to a 1cm gap where you can see the tile ending shortly after. Grout is chipping away between backsplash tiles and countertop. We had them in to add in a floating shelf and they mentioned they did do the tile and would figure out how to fix it. Didnt hear from them after.

Basement - They completed the suspended ceiling and although it looks ok from the outside, the HVAC was damaged in the doing and connected wrong in multiple places leaving no hot or cold air flow in the basement. There is wiring everywhere that they didnt not connect properly and is laying against piping, and loose against ceiling tiles. In one area they actually crushed an hvac pipe to fit the suspended ceiling and then tried to use duct tape overtop of it

Paint - Extremely patchy and uneven painting in entire home. The only thing painted well was the stairwell banister. Rooms with higher ceilings were particularly worse. We had large portions of the home repainted.

Overall we love our house, but feel as if the quality of work from royal restoration was extremely poor. Weve spent thousands repairing some of the electrical, hvac, all plumbing, trim, painting and have more to go
