Do NOT use this company. We hired Delineate General Contracting to finish our 700 square foot basement in August 2021. Justin Emmanuel, the owner, will tell you that he has a large construction crew and can get a job done in 4 weeks. We came to realize that he hires external contractors (many that were given my address without being met with, are unlicensed and/or do the work on the side of their full time jobs) without vetting their work and then does not pay them. He then sends in other contractors to finish what someone else started and provides no direction so there are CONSTANT errors. He cuts corners at every opportunity and the work is low quality. We were constantly waiting for materials to be delivered because he would order enough for a space half the size. We had to catch multiple mistakes such as framing being installed directly over concrete with no moisture barrier and insulation thrown behind a wall with no moisture barrier. Every day he would tell me that people were on their way and would act shocked when nobody showed up. Eventually, contractors just stopped showing up because he wasn’t paying them and at 7 weeks in we were still at the drywall stage of a 4 week job. I have a basement and garage full of debris that was promised to be removed multiple times. Justin is all talk and truly doesn’t care about his reputation- he would constantly blame his contractors for being unreliable and never took accountability for any issues. He is clearly trying to make money off of deposits before taking off on his customers. After the 5th contractor contacted me telling me that he was not coming because Justin would not pay him, Justin called me and said he would be walking away from the job. The attached photos reflect the condition that my home was left in. I’ve now read multiple recent reviews and the stories are almost identical which tells me that this fraudulent behaviour is planned. It is people like Justin that give the trades a bad reputation. Don’t fall for the reviews written by his wife and other family members. Do not waste your time or money!
