We hired Ben to design a tiny home. The design was simple. We should have known this would not be a good idea when he canceled his first site visit and instead asked to take photos of the background. Ben lacked the ability to integrate city AUD building code with the design of proposed home. His initial design proposed a foundation style that was not feasible in our geographical terrain. Had he done his research he would not have proposed such a thing. After nearly three years of attempting to get a permit we did. When the drawings were used to get quotes we learned of even more issues. We ended up hiring a completely different designer who revised the drawings to ensure practicality, feasibility etc. An example is providing us with a design that brough the windows on the main floor all the way to the ground; hence no space for electrical outlets. We have since incurred thousands of dollars in added cost to have drawings redone, lost revenue from renting out the home since the project that should have been done two years ago . This was a very disappointing process for us. Make sure you hire someone who integrates building code with design and takes the time to come out in person to see the site.
