Basement Development

We found working with Wallace & Feming to be a very smooth process. As a designer, I had been working on a layout and look for our undeveloped basement and was very specific in what we needed before we even approached contractors for quotes. This definitely helped with the initial quote and scheduling since the final product was very well understood before the project even began. Because I had done visualizations for the entire basement, picking finishes, materials, and hardware was efficient and painless but would also be a good gauge as to how well the contractor could deliver on our requirements. Attached photos compare initial design drawings with final construction. There are subtle differences that evolved through the realities of our intention being realized but I think the final is better than the original concept. Our construction manager Jorme was meticulous and diligent and had prompt answers and explanations for any issues. Any hiccups (there will always be hiccups) were quickly dealt with and resolved. We were finished on time, and on budget with the basement we had always wanted. It's now the nicest area of our house.

The more research that can be done into exactly what is needed of the space and the materials/look that is aimed for, the more accurate the budget, and the fewer surprises.

We also agree with your comments on the importance of planning. We're constantly working to help our clients recognize the value of taking the time and do a lot of planning up front. We are currently working with a two families through the planning stage. While both are ready to go and can't wait to, "take out the walls", they have realized the importance of not rushing into anything. Taking their time to finalize the design, meet our trades and suppliers, and really understand the cost and time implications, has proved invaluable in helping everyone involved understand the cost, time and effort required to complete the project to everyone's expectations--most importantly, our clients'.
