We bought our house in summer 2013. When we took possession, water damage on the dining room ceiling due to a leaky window on the second floor was present when we got possession. Had an envelope engineer investigate the issue, and she recommended Velao Projects as a contractor. Ian and the crew he uses are excellent, as is the office manager Tracey. This was an extensive project, which required removal of stucco down to the plywood, replacement of envelope seal and new stucco, window replacement, ceiling retexturing on main floor of our house... project lasted a couple of months, but everything was done with care and attention to detail. Ian was a great quarterback on this project, and he made sure that all aspects were appropriately inspected. The cost estimate at the start of the project (following flood testing to determine the nature of the problem) was basically bang on at the end. No "surprises". While I hope we never have to take on another restoration project due to water damage, if we do I know with 100% certainty we would contact Velao again. If you want a project done right, this is the company to use.
