After James (CanSpec) did his inspection for my son, when I returned from work travel and saw the house I found exposed halogen pot lights buried in insulation (fire hazard & illegal), a water heater that wasn't working, faulty plumbing, 8' high deck supports buried in rotted cement, a roof with missing shingles and leaking and several missed electrical code violations. My son has now had to pay over $2000 for an electrician to fix the violations. This is just the beginning, we have to hire a plumber, we need new deck supports poured and the roof fixed (a roof James said was OK). The code violations were completely exposed (partially finished basement). We were told by the electrician that the house never should have passed inspection (absolute no-brainer). After threatening to file a complaint with the Ministry, James agreed to refund his inspection fee (basically admitting his incompetence). However, it took several emails before he gets back to you, he constantly gave us the run around or simply ignored us. His report is nothing more than a computer generated checklist that he adds pictures too. Looks impressive to people who have no knowledge of homes and/or building codes (these must be the reviewers giving Canspec 10/10 stars). You've been warned STAY AWAY !!!!!
