We chose Modular Home Additions mainly because of their professionalism, initial response time and general feeling of a solid time commitment. We spoke to other builders but even setting up the initial meeting with them and getting solid information from them was difficult. Modular was quick to give us a ballpark estimate, worked with us to fine tune it to fit our budget, committed and delivered on time. Great job to everyone...especially Bole, Beli and Dmitry.

I have been meaning to write a review for Modular for quite some time since our extensive renovation was completed in 2011. It was an extensive renovation in that we retained the old portion of the home and added a full back addition with finished basement and added a full third floor on the home with a further three bedrooms and two bathrooms on that floor alone, in addition to work on the four existing bedrooms on the second floor. We have a large family! I readily recommend Modular to others looking to renovate. The team who worked on our house were great - Dule, Beli, Duska, Dmitry, Vadja and the many others who worked on our house. The team at modular was great to work with, any questions were answered and issues dealt with immediately. I especially appreciated the fact that everything was laid out in the detailed contracts and any change was properly detailed and approved so we knew the costs involved. The team were great in their communications, always responded and were always available even after we finished with follow up. The time lines for the project were met and it remained on budget, which is not what many experience in a renovation, and something we emphasis when recommending modular. Their sign however back in those days (3 days) did cause some amusement to neighbours (our project was about 5 months).
We are still delighted with our renovation.
These are people that I would happily work with again, I truly trusted them, felt they had integrity and they cared about the work they did for us. We worked with Modular from the beginning in terms of designing the renovation, preparing the drawings and plans for the City, obtaining the permits, dealing with the committee, and through to completing to finalizing the inspections with the City.
Great company to work with- great team and have nothing but positive memories.

Between April 2015 and November 2016, we worked with Modular Home Additions through every stage of building a brand new home in North Toronto - starting in April 2015 with the planning, drawing, and permit process and continuing between December 2015 and November 2016 through the demolition and re-building of a brand new home.

Before getting into the details, I will say that we used Modular because they are a real business. They have a team assigned to each stage of the planning and building process and there is always someone knowledgeable to speak to. Their friendly receptionist Evelyn books appointments and always knows where the team is when you need them. Pamela in their billing department is always available for billing inquiries, which she explains with patience and care. Dmitry who guides you through the planning and finishing process is always available and he really knows his stuff. The entire team is accessible and responsive. If they are not at their desk when you call, they will call you back! If you've ever built a house or undertaken a renovation, you will know that responsiveness is key.

Back to the details. Dule, along with his team at Modular and all of the various sub-contractors assigned to our job were competent, professional and trustworthy. My husband and I overwhelmingly agree that if we ever do this again, we would work with Modular over and over again. Among the many positive qualities Modular brought to this process, the following are most noteworthy:

1. Transparent and trustworthy - they tell you like it is and they stick to their story. If they can do something, they will tell you and if they cannot, they will tell you that too. They never over-promised or over-committed. We felt comfortable, safe and secure even after we moved in to the unfinished home and they continued to work on the project. I have 2 young children who even carved the contractors' names into the fireplace before it was clad! They took the time to secure the site and to minimize the risk of theft.

2. Budget exactitude - Right from the start, Modular provided us a detailed quotation and breakdown of every step in the demolition/construction process. Modular never asked us for more money than they quoted us nor did they ever tell us something cost more than they originally quoted. When we did go over our original budget, it was because we chose to upgrade finishes beyond the initial quotation.

3. Friendly - building a new home is a LONG process. It can also be emotionally and mentally tiring. Dule, Dejan, Dmitry, and all of their staff and subcontractors met with us weekly at various stages throughout this process. They were always friendly, warm, and professional. Their team of sub-contractors were respectful, tidy, and talented.

4. Project management/timing - Modular uses "Basecamp", which is a well-known project management tool. Throughout the process, we posted, viewed and exchanged ideas and information so that the whole team was always "in the loop". As a result of excellent project management, we went from demolition to completion in just 10 months, which is an incredible feat for a new build.

We love our new home and would definitely work with Modular again in the future!

This is my third review for Modular Home Additions and all 3 have been 10 STAR reviews.
We can't say enough good things about this company. We first used them to top our semi bungalow downtown. We also used them to gut and redo a home. Both times they were on schedule, on price target and we were very happy with the quality of work and the trades.
I really wanted to write today because we have had some minor issues with a few items - true to who we believe Modular Home Additions to be, they have stood by their work and have sent teams to repair and fix what needed to be fixed. When you do a reno, something is bound to go wrong - either on site or months after the fact. Modular has shown us that not only are they there for us during the renovations, but after all is said and done, they will come back and make sure everything is right. We would use them again!

We hired Modular Homes for a back 2 storey addition and are thrilled with the result! We have lots of renovation experience with various contractors and believe that Modular deserves the highest rating possible. Modular are a group of professional and trustworthy people who excel in planning and organizing their staff and independent contractors. The work continued smoothly and whenever we had questions, Dule or Bile were always available. We would definitely recommend Modular to anyone in the GTA!

I actually found Modular Home Improvements on the homestars website. They did a gut renovation, coming and putting in a rear addition, two stories plus our basement. It took a whole year to actually get the work started, lots of paper work that wasn’t being handle properly but once everything was sorted out and they started it was amazing. There was lots of follow up in terms of questions that I had. They did a great job, everything was done right on time. They actually told us that everything would be completed by October 1st and we were able to move in September 30th which normally doesn’t happen with reno work. The last week they finished the renovations and the first week we were moving in they were so attentive. Most of the guys were friendly, all of them polite. A great experience.

Modular Home Improvements is actually still working on my house now and so far are doing a great job. They are doing a complete remodel of the house; working on a second floor addition creating four bedrooms and two washrooms. They are also remodeling the main floor and have gutted the basement. I’m so surprised at their speed and the quality of work that they are doing, every day they are making progress. Modular Home Improvements always makes sure to answer all of my questions within 30 minutes of a text message or email that I send. When I was looking for a contractor to do this job and I found them I was a little disappointed that I had to go in to their office to get a consult instead of them coming to the house, I discounted them actually almost passing them up. But once we sat down and created a plan I knew they were right for me. Pricewise I really like how up front they are. They are transparent in that they show where the money is going to go, which I really appreciate. Like I said before, at this point I’m pretty happy with the work that is being done!

We were in a traditional 2 bedroom bungalow, built post-WWII, very typical in our area. We added a second storey in 2014. We have been in the "new" house for over a year. Overall, we are very happy with our house. The project manager was always available to meet with us on our schedule. We ran into a living situation problem and moved back into the house for the last 4-6 weeks of the project. The workers/contractors who came to the house were polite and respectful. I would pick Modular Homes again if I were doing another project.

In the summer of 2013 we have started Architectual drawings for the restaurant addition.
Ones it was completed we started interviewing Contractors, when we called Modular Home Additions Dule Lazic, Beli and Dejan Ocicek came and after the meeting there was no doubt who to pick.
It took us 2 months to get the building permit Dule and Dejan made sure that each step of the way was organised when started.
Ones the digging started Beli ( construction supervisor ) came into the picture. He made sure that everything was finished and in time.
Each Monday morning I knew exactly what will happen that week, everything was organised from the office, site, time, speed and even the cleaning of construction materials so restaurant business does not suffer, because we were open while construction was going on. And it was diffucult to underpin the building while being open but Modular homes made it happen because of their expertise, organisation and professionalism.
Dule, Beli and Dejan made sure that everything was organised and planned ahead of time, and when we had to shut down the restaurant to merge the both sides we planned to be closed for 3 months, but it was done in 8 weeks, construction crew was working around the clock to get it done.
Lets just say we have added 1200sq feet of basement, 1200sq feet of restaurant and 300sq feet of washrooms in 7 months with underpinning the building, IMPOSSIBLE made POSSIBLE with Modular Home Additions.
I just want to say Thank You to Modular Home Additions, Dule, Beli, Dejan and everyone that was involved in the project.

We contracted Modular to add a second story to our bungalow and gut and remodel the main floor. Mixing speed and quality were important to us. We wanted to minimize the amount of time we were out of the house. We went with Modular because of their off-site pre-fabrication and one-stop shop for all the trades.

We were out of our house for only 3 months. It was incredible to watch them add the second story in just a few days. This work was being done in March 2014. It was cold and snowy but Beli and his crew were there every day, hard at work. It was impressive.

Other reviews have mentioned it and we have to agree:

Dmitry does a good job keeping orders on track and communicated regularly project cost. They were good at sticking to the quoted price;

Pamela on the finance team is very patient explaining all the details of each invoice;

Dule was our on-site project manager and he is on top of his crews. He would always make himself available to meet and discuss project status. One time, we had a CO2 alarm malfunction and, after I had sent him a text about discussing it the next morning, he called us at 1am to make sure we were OK.

The other trades were all just as willing to do the hard work, whenever necessary. Vince, the plumber, was very patient as we figured out materials and layouts. We thought Rade – the tile installer, did high quality work. Overall, the entire team is dedicated to doing a good job on your project and it shows.
If we had one piece of advice to prospective customers, it is this:

Go in with a very clear idea of what you want, be specific and be willing to be very hands on managing the project. It will make things go more quickly and smoothly. They will move fast and you need to be ready.

Modular are great builders. We saw the house down to the studs and know the work is solid. But you must think through how you want to live in the house and how you want everything to look. We had a couple of (very minor in the scale of the project) situations where it would have been useful to have had more advice about options and possibilities. For example, when doing the electrical plan, some of the proposed plug placements were impractical for how people actually use, live in a house. This was our first project of this kind, so our level of know-how was a factor.

We are really happy with the final results. The Modular team are organized, dedicated to your project and committed to quality construction.

We were very clear about being back in the house within 3 months and they delivered on time and on budget.
