Home Builder

We are really satisfied with the layout and design of our house that we purchased from Landmark. Because we bought a spec. home, we weren't able to chose the details of our home but we must say that we were really impressed by how well everything was put together. The use of space and finishing touch was excellent.

Our first walk through of the house was amazing, the person was knowledgeable and thorough. He spotted issues with our hardwood immediately and got that followed up and fixed. We did our second walk through with Dean who was also very knowledgeable and detailed. He gave us excellent advises and tips for the house. He helped us follow up on seasonal work on our front porch that we didn't even notice! He also came back to help us fix a few issues we had and is always very pleasant.

Nathan from the Sales team has been very resourceful and prompt in assisting us with all of our many questions. He was a great help to us with following up on an issue we had after our first walk through.

For these many reasons we would definitely recommend Landmark Group to people who are looking for a nice home.

Condo and townhome purchases

I was a little shocked to see so many negative reviews for a company who i hold in very high regard so I had to charm in with my good experiences. I've bought two condos through Landmark Urban Living as well as one townhome through Landmark Communities. One as an investment, one for my parents and a third purchase for my son. Overall we have always had very good experiences with the finished product other than a couple minor issues that were eventually resolved. Previously my experiences purchasing condos or townhomes from other builders have ranged from average to terrible. I have been a happy Landmark customer since 2012 so I can wholeheartedly recommend them and will do business with them again in the future.

The condos we've bought have always been priced a little bit higher than some of the other condo builders out there but it's money well spent to have quality materials, trades and service. I would rather pay a little extra to buy a home than to have to continually pay to repair and correct mistakes that were made during construction. The prices are still reasonable and have provided good value as we've always seen an above average rise in the price on the resale market after they sold out. The sales staff have always been very honest and upfront about the prices offered. They've also been very good at keeping us informed and reasonable to deal with when we've had minor issues that needed resolution.

Biggest complaint about Landmark is they did not have flexibility when it came to customization of the finishes, even though we bought our sons townhome 6 months before it was ready to move into. Still, the finishes and colors that were preselected did look good in the end.

What could this company do to improve their services?
I wish they built in more areas as their selection is limited when it comes to townhomes and condos.
Any advice to offer fellow homeowners facing a similar project?
Trust them to build a quality home. Value is there, experience is good.

discrepancy resolution

After we moved into our Landmark house, we found that the insulation in our basement was not up to code. According to code which was updated in 2006, there is to be either poly up against the interior cement wall or a barrier 1" between the studs/ insulation and the cement wall. This was not done but instead the insulation was butted up against the wall creating no air barrier for the cement to breathe. Their sub trade EGM drywall was not willing to fix this and Landmark backed them up. I am prepared to take this as a class action to a lawyer. If there is anyone else that had a similar problem with Landmark, please email me -"renov8thewest@gmail.com" and we'll git er done!!!

Whole house

Landmark legacy is a horrible company to deal with, they use bad contractors and when things go wrong after they turn the house over, they don't want anything to do with you anymore. It has been a nightmare experience and I highly recommend everyone to stay as far away from landmark as possible. Biggest mistake of my life was choosing them to build my house.

New Home

After sales customer service and follow up is extremely poor. They don’t care to respond or reply to your emails and phone calls and you have to remind time and again to them but that too all in vain. Their unprofessional answers are we are busy or call this and that person and when we contact the person the response comes back as the contacted person is no longer with the company. They are not responsible and accountable at all. It shows that they don't talk and communicate within their company and they are not at all interested in rectifying their mistakes, but unfortunately we as the customer are suffering. Also their business partners are also piece of work, I am surprised and unsatisfied on the approach and negligence of Landmark and their business partners which is very casual & unprofessional. It is very much evident now that Landmark has no control over its business partners and it shows the poor culture and after sales warranty service of Landmark Homes & most of their business partners.
Right from the beginning dealing with them has been very frustrating & the worst experience so far and I will never ever recommend Landmark Homes to anyone. Extremely poor customer service.

Bought showhome

I bought a show home from Landmark and just passed my one year mark. There were some problems with the house when I moved in, but these were very minor. I bought the house as is so I expected the security system but it was taken out of my home. Apparently I was not able to keep it because I was not under a contact with their security provider. I wish I could have kept it, but I just filled in the hole and moved on. When I moved in my front door bell was chiming the same as my back doorbell. After my one year I got a call from Landmark and they just called to see how everything was going in my house. I was VERY impressed. Also BEST OF ALL my heating costs are so little compared to my last house, no one even told me this was going to happen. I recommend Landmark to all my friends and family who are also very pleased for the most part with their experience with Landmark.

Navien (tankless water heater)

I bought a new townhouse in Lakeland Ridge in April 2013, and for the most part I am happy with it. However, I have had multiple problems with the Navien / hot water on demand system in my home. After multiple calls to the warranty department with Landmark and having the plumbers come in and fix various problems, they were finally able to figure out that one of the main pipes leading to the Navien had been installed incorrectly. I am glad they finally fixed this main problem - however, this complaint is specifically about the "warranty" department at Landmark. The girl who I had to deal with on the phone was named "Misty" and she was completely rude and unwilling to help when I called her. I got sent to voicemail and had to leave several messages when she stopped answering my phone calls (meanwhile I had no heat and no hot water). Also when I did finally get through to her by having to call a different number and have them transfer me to her, I asked to speak to her manager and she hung up on me. I would never recommend Landmark to anyone looking to buy a home for this reason. Good luck trying to get a helpful person in their warranty department to deal with any problems you may encounter. Probably the poorest service I have ever received.

15 cracks at foundation, Landmark group

We bought home from Landmark group, at 2013, at 2014 spring, water is coming through basement, at last visit, we mention that but Landmark person say it's normal and nothing to worried. The shock we had when my husband was looking around the house. There was 15 cracks which was block by silicone and hide by ciment. I call warranty department and Cara said it's normal and happened. I am agree that can be but I will a accepted if it was after the possession but it was happened as foundation was make. I complain NHW, now they give me appointment for inspection after 2 months. I had a discuss with lawyer but it's coming so expensive about 20000$ to 30000$ cost. I already paid Landmard 431000$ for this scrap building and now I have to pay more. I have really but dream about new home and never will go with this Landmark or recommended to someone. Really poor services they.
