porch and stair

I hired Kris to do the front porch and stairs. Kris asked for a 50% down payment before starting work, which I thought was unreasonable and we renegotiated. In hindsight it was a huge red flag, and I should have walked away. What I got was a wobbly handrail screwed to the stringer, and a stringer which was not the right dimension and not in compliance with the Building Code. Kris came back reluctantly to modify the stringer, offering a band aid solution and trying to convince me that the code was open to interpretation. I ended up hiring someone else and had the stair redone at my own cost, to bring it to code. This time the handrail post was set properly on a concrete footing, not just screwed to the stringer. A lot of unnecessary aggravation and money wasted.

front deck and stair + garage repair

To be avoided. I hired Kris to do the front porch, stairs and garage repairs. Kris asked for a 50% down payment before starting work, which I refused and we renegotiated. In hindsight it was a huge red flag, and I should have walked away. Poor workmanship, incomplete work and refusal to come back and correct deficiencies, even the ones that do not comply with the Ontario Building Code. I tried to have a discussion with Kris about the above, followed by a letter, but got nowhere, since Kris insisted on being right on every count. He was however very agressive about getting paid the minute the work was "done", and hounded me until he was paid in full, and before I had the presence of mind to inspect the work properly and make note of the deficiencies and non-compliance with the building code. I am now stuck with having to redo a chunk of the work, especially the front stairs which have become a tripping hazard. Kris ignored my old stairs, which had the right dimensions, and reduced the width of the treads, without consulting me. He also did not build all the treads the same width, and cut the stair stringer out of a 2"x10" instead of a 2"x12", to save a few bucks I assume. This left me with a stringer which does not meet the building code requirements, and a stair which has to be redone by someone else at my expense . Kris offered to redo the stair for an extra fee, which I find outragous considering the circumstances. Since discussions and letters got me nowhere, my only recourse at this point is to go to court or pay twice for the same work.
