It was time to replace the furnace and AC at a triplex we rent out. I've used Max many times for repair and maintenance but this was his first time doing an instal for us. He did the job efficiently and with no disruption to the tenants. Always great work and fair prices with Max - repair, upkeep & Installation.

I call Max first every time. He's honest, reliable and always makes time to fit you in. You can count on him to five you good advice and fix your problem. The best in my opinion.

This is the second time we've used Aida to clean rental apartments and she again rose to the occasion. Responded quickly, fit us in on a tight time line and were super pleasant to deal with for both the tenant and property owner. I wouldn't hesitate to use her team again.

I got a referral to Floorlab from another contractor, and I am so glad I did! Derek polished the newly poured slab in our roughly 500 sq foot basement. He was pleasant throughout our back & forth, though he is clearly very busy. Nice guy & easy to talk to. Obviously takes pride in his work & is very knowledgable about the techniques. He left the job site very clean, and though the polishing was loud, it was not at all dusty or smelly, as I feared it might be. Most importantly, our new floor looks fantastic Be aware that polishing concrete is a process that reveals what is already present in the slab, so it isn't possible to control completely what you are going to see in the final finish. That said, if you are willing to embrace a bit of randomness, the finished look Floorlab creates is contemporary & sleek, while still organic & full of character at the same time. Would highly recommend going with Floorlab!

Tony & Pat underpinned the basement of our 125 year old victorian. We went from a depth of under 6 feet to a finished height of 7 foot 6, replaced the main structural beam in the house, added a very large walk out & 3 new windows. I can't say enough about Tricolour's professionalism & trustworthiness. They stuck to their quote in the face of plenty of challenges related to the age & condition of the house. They were patient with our requests & explained their process clearly. They work incredibly hard & fast. On top of that, they (along with John & Corny their workers) were fun & friendly throughout the process. We've already recommended them to friends, curious neighbours & anyone we talk to. Even our other trades (plumber, floor polisher, etc.) are hugely impressed by their work & want to work with them in the future. By its very nature underpinning is a messy & expensive job, but if you are certain you want to do it, then Pat & Tony are the guys for you!

Based on Homestars reviews & several good initial visits, we hired Bill of Victorian Restoration to remove paint from our brick facade and tuckpoint/repair any damage that process exposed. He suggested breaking the work into 2 parts— the majority of the cleaning right away, then cleaning smaller additional areas & repairs after the porch was demolished. At this point, we were satisfied with Bill’s work and had no reason not to trust him. So, we paid him IN FULL upon completion of the first phase of work (even though the secondary cleaning & the repairs were still undone). At that time we also hired him to install 4 steel lintels to support the brick above new basement window openings, replace some damaged bricks, and rebuild a 4 foot brick column for the new porch. We paid a $2500 deposit for this new work. After weeks of excuses and delays (which held up our other trades and slowed the project as a whole) Bill dropped off 2 guys on a Sunday morning. Their repairs were shoddy (see photos) and the new column looks like the leaning tower of pisa. Very poor quality work. Though Bill himself showed up a few times to “start work on the lintels” (after more cancellations & no-shows, again causing delays for other trades) he always found some reason that he could not do the work— he asked for more detailed instructions from our engineer (though the original drawings were sufficient), he needed our carpenter to further prep the area, etc; this went on for weeks. Some of his excuses may have been legit, but most were not. All of them slowed our project down & cost us money. In spite of the fact that we obliged him by paying other people to prep the entire area, had additional engineers reports done, etc. Bill only ever installed 1 of the 4 lintels. He abandoned this job and kept our $2500 deposit. In the end, Bill also never completed the second phase of cleaning & small repairs, for which he had been PAID IN FULL. He never contacted us to explain or discuss & would not take our calls or return our repeated messages. In our last message left for Bill we made clear we’d be reviewing him poorly should he not reach out - that was more than a week ago. Left with no further recourse, we hired a real mason to re-do his poor work & finally install the lintels. They had no problem understanding & completing the original engineers directions. They removed & redid nearly all of Victorian Restorations work at FAR LESS COST & FAR BETTER QUALITY. I only wish we had met them before we met Bill.

While underpinning our basement we decided to opt for in-floor radiant heat run on a combi hot water heater which could also provide hot water for use throughout the house. James and Sam were very helpful throughout the process as we worked through our options. Both very easy to reach by phone or email & pleasant to talk to. Knowledgeable about their field, yet able to discuss it with a noobie like me. The gave us a quote & stuck to it even when we made small modifications to our layout. We particularly liked the way the handle the perimeter of the insulation and the metal backed rigid insulation board they used. We had to change the date on them several times and they always rolled with it, no drama. We were so impressed with them the day of the install. The work was done quickly & looked so crisp & organized it almost seemed a shame to pour concrete over it! Even the underpinning contractor was impressed with James' work & asked for his contact to supply to future clients. Now we are looking forward to having James back to hook up the system when the rest of the basement is done. Can't wait for our cozy basement this winter!

We have an rental apartment which needed some but not all walls repainted. Warren is a wonderful communicator and he managed the job with great professionalism. Paul the painter was courteous and respectful in the tenants home. Will definitely recommend to others looking for a stress free solution to their painting needs.

Called Max when I noticed some condensation pooling on the floor by the furnace. Expected it to be something minor. As it turned out the heat exchanger needed to be replaced which consisted of an entire days work. Max coordinated picking up the replacement pieces promptly and without issue. His work was fantastic and price fair. I won't hesitate to call him again in the future.
