I had a Contract with a well spelt out Scope of Works with the Owner (Jesse) of Poperty Kings 905. The guy was initially very polite and well manner until $12100 of the $12500 was paid to him. Thereafter he never showed up to complete the work and even left his crap behind which I had to dispose off at cost to me. The stamped concrete was not stamped well, the edgings are very crude and the steps are not re-barred to the foundation as specified in the contract. The steps do not meet code and have started cracking already only after 6 weeks. I have had quotes of $7500 for repairs but which will not result in steps meeting code and in excess of $12000 to rip off the whole thing and start from scratch so code compliance is satisfied. I have given all opportunity to Property Kings 905 to remedy the issues - he agrees with the issue but will only remedy them (rip out the defect portion and pour new concrete) if I let him do my massive driveway in exposed concrete. Note: He suggested that I should have my driveway done in exposed concrete). As I have said no way because I do not trust him, he has failed to do anything to remedy my situation. I have instigated legal proceedings and now he says that I cannot sue him for "appearance". I wonder which planet this "stamped concreter" comes from as stamped concrete is all about appearance. Advise to everyone - be careful with this guy. I will avoid him but if you do wish to use him I will recommend progress payments of a sort where 50% is paid only after satisfactory completion of works including removing of all garbage.
