The cabinets I ordered were supposed to be dado joined & lap joined, glued & screwed, but that was not the quality I received - they gave me stapled - no glue. Other issues included damage done to the inside of each door when the handles were installed, and never repaired. On first look - the cabinets look really nice. However, cabinet sizes and cabinet door sizes are wrong, the pantry doors were very poor quality and badly installed, the overall workmanship was very poor quality. Handles are now coming loose. In the laundry room the cabinet was the wrong door profile & incomplete & the shelving I ordered was never installed. I gave him just over $11,000 for the work completed, but the balance (10%) is still held back due to in-completion and error corrections. He offered to correct the errors if I paid him the balance. I told him I would be glad to pay him the balance AFTER the work is done properly. The normal procedure is that the final payment, usually 10%, is held back until the work is completed properly.

Dave has a small shop in Langley - Don't be put off by the surroundings. He did a wonderful job of installing my granite countertop. I get compliments all the time. Don't think that you have to pick your granite only from Dave. He will happily install granite you have picked out from one of the larger wholesale Granite Suppliers: Margranite, Hari Stone, West Coast Granit, Royal Granite.

I didn't hire this company personally, but he was brought in under the recommendation of my General Contractor. Had a few issues with the way my dishwasher was installed and I have a few extra holes in my corner cabinets due to drain pipe redirection that was required to correct the intial installation. The original toilet in my home had to be reinstalled and he did a pretty good job, but it seems that the details go missing in the overall scope of his work, such as not reading instructions on the dishwasher install & a wobbly toilet tank that my general contractor insisted Page Plumbing correct.

What could this company do to improve their services?
Read instructions before attempting installation.
Any advice to offer fellow homeowners facing a similar project?
Generally you pay for quality - Don't go cheap.

I'm very happy with the workmanship Stead has provided. They even repaired my vacuum for me without me asking (LOL). The only thing I would recommend would be to get your own lighting designer as lighting design/photometrics it not their forte. If you need repair work or electrical installation work, I would recommend Stead. The Stead team are very polite, well-mannered and pleasant to have around.

Have the name of a good lighting designer to give to clients if they sound like they need one.

BRC was the 2nd contractor to come into my home after the first one ran off with my money and didn't complete the work. So far BRC has been great and the work is coming along as hoped. I have had a bad experience previously, so I am extra picky now about the scope of the work being done. Some of BRC's subtrades could use a bit of improvement, but overall I'm satisfied with his crew & trades working with him on my renovation. I know I can be indecisive at times, and BRC is ver patient with me.

Perhaps have a larger selection of sub-trades.

Get everything - every little detail in writing in a contract. Hold back as much money as possible until the job is complete. I looked at this fellows previous work and it looked fantastic. Go with someone who has a written warranty and only go with someone who has an established reputation of excellent quality.

Hired to renovate my kitchen & extending areas. Had mulitiple references which I checked and all were positive. He only accomplished 2% of what the scope of the work was needed, and then went missing. The pantry that he framed in was done completely wrong and had to be redone. There was a huge mess in my home and I had to remove my old kitchen cabinets myself before finding another contractor to replace him. The fellow he brought in for tile removal took 3 days to get 1/4 of the work done. My neighbors told me he spent more time smoking outside then working. I hired my own fellow and he did it all in 1.5 days He took my deposit money of $14,400 but later returned $6,550.00. All his tools were left in my home, which was good as it became a bargaining tool for me too help recover some of the money he took for work not completed.

Don't take off more than you can do.
Any advice to offer fellow homeowners facing a similar project?
Only go with well established contractors with excellent reputations.
