I had a custom design for an L-shaped detached garage and home workshop with an integrated pergola over the adjacent ground. Mike from K. H. Davis helped take my design idea to fully specified engineering drawings and an approved building permit. His guidance was invaluable when dealing with the planning department and zoning issues, as well as our decision to proceed with an application for a minor variance to stay true to our initial design vision. We're very happy with the resulting plans from K. H. Davis and now look forward to commencing the construction.

Yes, variances can be a bit of a pain ! Often designers forget that a proposed addition to a home may contravene local zoning by-laws and require a variance in order to get approval...so its not just about Building Code compliance ! Mike does lots of Committee of Adjustment applications and can attend the Committee hearing on behalf of our clients who are seeking a variance.

We used to have streams of water running across our basement floor during and after heavy rains, so as part of our home renovation, fixing the basement drainage problems was at the top of the list. Not only did Saverio and his team from Cornerstone deal with replacement of our basement slab and all of the necessary under-slab drainage and plumbing, they also took care of the installation of new steel beams and posts to open up the basement area and hydronic heating pipes in the new slab as well. They were very easy to work with, were always on site when they said they would be and got the job completed on schedule and at a very reasonable price. Even when there were unforeseen issues during the job, they dealt with these without any major drama to make sure that we didn't lose any time. I can also say that it's been about 2 years since the work was done and our basement has been bone dry since then. The weeping tile, sump and pump have worked flawlessly at keeping the water out of our basement and our floors nice and dry.

We hired demo boys to handle most of the demolition work for a full home renovation, including removal of lath and plaster walls, hardwood flooring, plumbing, cabinetry, plumbing, ductwork, some internal framing and various fixtures. They were extremely professional and easy to work with - arriving when they said they would, doing everything they agreed to do, on schedule and got our renovation project off to a great start. I would have no problem using Frank and his team again should we have a need for a demolition crew again.
