We hired Mike Wade and his team after meeting a few contractors. Throughout the process, he was highly communicative, responsive, and had good trades to do the work, especially in a time of COVID. His team completely opened up the first floor with structural work, added a powder room, bathroom, and installed a new heater/boiler. There were a few delays and hiccups but overall, we were pleased with the results and would work with him again. I even asked him to add a door to my basement right before Christmas and he got it done quickly within budget. If you're looking for a dependable guy, Mike is your guy.

Called Kiya for a quote from the the reviews I read on Homestars. He called me back in 20 minutes and was at my house in one hour. He diagnosed and fixed my electrical issue and was done in 1 1/2 hours. If you are looking for experienced, prompt and professional service, he's your man.

My husband I and purchased a 3 story, 90 year old Georgian style home in North Toronto due to it's exceptional location. One drawback was the interior and out of date systems that needed a complete overhaul. It was a very daughnting project and we met with many designers, contractors, etc., who were mostly inept, unprofessional, or unreliable beyond the first meeting. In the end, we had a meeting with Fardid and Ken, the principals of BKDP and felt confident in their abilities to plan and execute our project. We realized from the start that planning and communication were going to determine the success of the project and BKDP delivered every step along the way, even when hiccups occurred. Our project consisted of electrical, plumbing, structural, waterproofing, flooring, heating, kitchen, bathrooms, and interior painting. The work was done on time (5 months) and within budget, and three years post renovation, we are still very happy and have recommended them to numerous friends.

My husband and I had been working very closely with our contractor on our home renovation that consisted of 90 year old home. Neither of us had even embarked on a project of this size and needed the advice of an outside source to evaluate our construction contract. This is where Jay was extremely helpful. After submitting our construction contract to Jay, he analyzed every item on my contract that would be a concern or issue. He also pointed out other important issues that I should include in the contract such as revision of payment schedule and insurance coverage. His report was compiled within three days and was eight pages long! We were able to use the suggestions that Jay gave us an d incorporate them into our contract. Overall, I believe that his advice made my contract stronger (from a client perspective) and reduced my risks. I think that my new contract also demonstrated to my contractor that I was an educated client that expected a high level of work and fairness.

He explained the job along with pros and cons, weighing costs versus benefit and finished the job in the specified time frame. He also looked at a few other items I had questions about and took his time to give me professional advice.

These guys were professional and showed up, did the energy audit and educated us on how to save on energy and weatherproofing our 110 year old home. The only problem that we had was that we did not get our results for three weeks and had to call in to ask for it.
