Tate did a home inspection for us about 3 months ago. At the end of the inspection he gave us a couple things that he suggested we fix up. Given that these were minor fix ups, we bought the house. Two months into living in this house and we have found black mold, decomposed cabinets walls and rotten floor boards beneath the dishwasher. We do recongnise the limitations of an inspection (inspectors cannot move appliances), can only use visual cues and tools at their disposal such as moisture meters to detect any issues ect. However, we became aware of this leak by visual inspection 3 months later. By running the dishwasher we were able to see that it was leaking from underneath (Tate ran the dishwasher during the inspection but did not look under) and by looking at the basement, we could also see that there were stains on the roof and floor that had been missed by Tate. Additionally, there was a paper towel underneath the dishwasher meaning the previous owners knew about this, implying that this was there during our inspection. We have since had another inspector come in and let us know that given the condition, this has been there much longer than three months. We know that things can get missed in an inspection, and contacted Tate to let him know what we found. Unfortunately, Tate took no responsibility for missing this, and is not willing to take any actions to fix his mistake. Given that such a huge problem was missed, I would not recommend this company to anyone wanting a reliable or dependable home inspector.

We understand Nubia is upset. There are many unknown factors regarding the leaking dishwasher. It had to be pulled out to find the homeowners had put a towel down. Perhaps they did not use the dishwasher prior to selling..we don't know. Inspections are not warranties and defects that are visual only at the time of inspection and not several months later can be reported.
