First home

We had a great experience in buying our first home with pacessetter thanks to the help of Lisa and her team. Even at the last minute Lisa is there to help and specially her welcoming gift. We loved the house so much! I recomment doing business with pacessetter specially with Lisa..

New Home Build

If you work hard for your money like my husband and I do, please don't make the mistake of giving it to this " Take the money and run" builder.

Highly incompetent staff and very extremely poor trades.

My brand new Gabriel model home is a complete disappointment.

Quality of workmanship

So disappointed in the quality of workmanship of our larger pacesetter home ... We have had issues since possession and given the significant ones were fixed (disappointed that we even Had those) we are still left with a horrendous paint and trim work and tiles. Given they sent in the trades to do a patch job - but not even close to the standard of work expected from pacesetter- the poor quality extends the entire home so it's a huge job to fix... But how come we the home owner bear the repercussions of "inexperienced and new trades people we tried ". There are visible brush strokes everywhere, paint spill over on all trim, I spent hours cleaning it off my bathroom cabinets and tiles, there are rough patches all over which tells me that some areas only got one coat of paint. Tile grout is uneven, mixed different shades, and some are already lifting !! The trim joints are just ugly- many have gaps or gobs of paint inbetween. We expressed our concerns to one month warranty - heard nothing back. Got our "three month warranty reminder ". What a joke. Based on the experiences we are having now, I would find it very difficult to recommend Pacesetter to a friend.

the builder Ignore its responsibility of warranty to my house

I think Pacesetter Homes was intend to ignore its responsibility and don't want to fix the problem, just delay till the house warranty expired . I moved in in July 21, 2015, the warranty will be expired in July ,2016.
When we had moved in the new house for a few days, we found there isn't a TV/ CABLE Plug-in in the bonus room. However after we checked the plan we signed off , it shows there is a sign of TV/CABLE Plug- in in the bonus room. Because of the missing, we contact the builder -Pacesetter Homes many times, it assigned the electrical subcontractor came to my house and the contractor said the plan which was provided to them by Pacesetter was without the TV/CABLE plug-in at all. Then we contacted again Pacesetter Homes by phone , by e-mails many times, I called them , the line was either in busy or no body picked up the phone call , just let me leave a message, I left the message, no body gave me a phone call back.
I sent the -emails and tried to have the problem solved, nobody have given me any response.Since we sent the first e-mail to report the issue, more than half a year passed, the problem hasn't been processed.

My rough grading is not done since 2014

My possession Date is on August 30,2014. My rough grading is still not done yet . I called and sent email to ask when will it be done during the last 2 year . this is last email I received "I have emailed our graders to see what the situation is on your property. Once I hear back from them I will follow up with you." I always get feedback like that . It never tells me why it is not done or give a exact deadline .
if I can't get done for rough grading this summer , I will tell my story to CBC "Go public" and tell everyone how i it is the pacesetter treat client and how it is his service .

1st home purchase

Buying our first home with Pacesetter was awesome!! They had amazing service and explained every step of the way! We purchased the show home, and recieved it fully furnished!! Lisa and her partner were incredibly friendly and ensured we were getting the best of everything! They made it a very exciting journey and we didn't have any setbacks! I was wondering the entire time why so many petiole complained about buying their first home when ours was so much fun and a great learning experience. The home it self is beautiful, and everytime someone comes over they can not believe we got such an amazing place for the price we paid!

first time home buyers

My boyfriend and I were first time home buyers and pacesetter homes was extremley helpful. Moe was great to deal with, he was very informative and there were no issues getting a hold of him whenever needed. Throughout the whole process Moe called and made sure everything was going well. The walk through went great, the builder was very upfront and helpful. On move in day the house was in great shape and very clean. The woman that gave us our keys the final walkthrough was very helpful. The gift we were given with our keys was very useful. Our experience with pacesetter was great and we are extremley happy in our new home.

Options at Design Center are real Illusions

-Try to avoid this builder. Expensive but low quality.
-Sales people have no power of decision and higher office does not care for consumers.
-If your hands are already tied get your own Inspector before possession .
-Do not trust their workmanship or quality.
-Most of the builders pour concrete close to foundation but Pacesetter is just cheap to spend their money on time and then they bully buyer.

Bad Service

I signed a purchase contract for a new build with Pacesetter Homes Edmonton in April 2014. but half a year later was told the basement had to be reduced by 20 sq ft. Pacesetter offered me $800 for the reduction of 20 sq ft. As you probably understand, $800 could not even buy a rug for 20 sq ft !

I refused to sign the addendum for the change and the compensation
Nov. 30, 2015 the house finished, but till to now I can not move in. I told them many times, I have the down payment ready, Please let the mortgage broker honor his commitment for a mortgage amount of $480,062.15.
I don’t know how builder mortgage works. But if Pacesetter already accepted his unconditional mortgage approval letter and asked us to remove financing condition, I guess Pacesetter must have done due diligence.
As we are not professionals in this business, Pacesetter did not provide any help making sure the mortgage money is in place.
 
I talked to Pacesetter Homes many times to get this resolved but because it is a big builder, my request received little attention.
But they listed the property for sale through a Realtor, the mls listing # is E4002553.
 
I feel I have been bullied by this big builder, no respect for my right and no respect for the initially signed purchase contract.
I am worried about my deposit of $30,000. After I signed the purchase contract and paid my deposits, I was like a fish hooked to the river bank, having to be obedient to their unilateral change.
I am living in anxiety for this Christmas. I feel very sick, and also very weak to fight this big builder on my own.

This review does not tell the complete story. Pacesetter has honored multiple meetings with you and your Realtor regarding your purchase, so be assured your request has not received "little attention" as you've noted. Regarding the reduction in square footage, we discussed with you that your selected lot was not large enough to fit the floor plan you had chosen, and that the square footage of the foundation needed to be adjusted in order to fit. You were offered the opportunity to select a different lot--which you declined--and subsequently signed paperwork agreeing to the square footage reduction on the originally-selected lot.

Your Realtor represented you thoroughly throughout the entire process. Obtaining a mortgage is the responsibility of the purchaser, and as we had been told by your representative, you were unable to obtain a mortgage to close on the home upon completion. Pacesetter's portion of the contract has been fully carried out.

Well Built Spec Home

I was happy with how Kevin, the super attendant in Fort Saskatchewan, paid extra close attention to us. He was awesome, always on point with what he said and he delivered on all promises.
