Brookfield Residential New Build Rockland park Duplex

We recently received keys to our new Brookfield home in Rockland Park.
The process of choosing and signing off on structural and electrical design came very quickly after signing the agreement. We found it odd that Brookfield has their sales reps doing the electrical planning, such as pot lights and switch locations.
When we received information on our assigned designer and studio appointment, we quickly realized we were assigned a junior designer who was not yet listed on the studio website. We immediately reached out to the design studio to advocate for ourselves that we would like to be working with a more experienced designer based on all of the upgrades we would be making to the home. Our request was refused by the design lead and I was reassured by the lead that proper oversight would be provided to our designer, and that the final design would be stunning. Below are some of our upgrades and supporting pictures:
1. Upper level carpet upgraded to LVP carpet is plushier than LVP and there is a layer of underlay. Our designer did not account for the elevation difference between LVP laid directly on subfloor and the upgraded tile in the bathrooms laid on top of a 3/8 underlay on top of the subfloor. We ended up with uneven floors with ramps at the transition points between tile and LVP that catch the ball of your foot if youre not paying attention.
2. Powder room tile-Spacers were not used between tiles resulting in uneven grout lines.
3. Ensuite matte black upgraded shower glass hinges and trim had the screws colored with black sharpie and it had been slopped all over the hinges themselves.
4. Staircase railing spindles all had wall paint overspray or bubbly (dirty) paint and the base of each spindle looked like it had been sanded with the coarsest sandpaper.
5. Additional wire shelving was installed incorrectly. Some of the shelving was coming out of the walls, not level, mismatched shelving. Mounting brackets were oversized and off centre, due to them trying to hide holes from previous installation rework.
6. Our basement suite bathtub was installed after sitting outside on a pile of dirt for about 6 months. As a result, it was installed with hairline cracks, it is still covered in scratches, and appears to have pinholes in the surface
We have been misled and deceived by Brookfield on several occasions, and there has been no accountability by anyone involved. Brookfield hides behind their 1yr bumper to bumper warranty and the Alberta New Home Warranty, and they will pass along the sloppy work for the home purchaser to deal with on their own time.

Built with them

The sales people dont tell the truth about services, once they get you to sign they could care less about anything afterwards. They do a basic job and rush everything. The communication is abysmal

Avoid Brookfield at All Costs

Avoid buying from Brookfield at all costs.

My wife and I purchased our first home with Brookfield in July of 2018.

As a matter of due dilligence, we asked our sales rep what structures would be built on the empty lot beside our home, and were told matter-of-factly that they would be duplexes complete with two-vehicle garages per unit.

This information was used to inform our purchasing decision and was instrumental in our decision to buy.

This information, as it turns out, was also entirely false. We were deceived.

In reality Brookfield is permitting stacked 4-plexes (so 8 units) with two garage suites per structure (an additional 2 units) - all with a single parking spot per unit.

I have gone door to door and discussed the matter with neighbours who state that they were similarly deceived and were also told it would be duplexes with adequate 2-vehicle parking.

In a discussion with Brookfield's Sr. VP Of Edmonton Communtities and the Sr. VP of Edmonton Homes, I was informed that the lots were always intended to be Multi-unit Housing, which is housing comprised of 3 or more units. This, by design, excludes the duplexes that we were told would be built.

While I appreciate their taking the time to talk with me, ultimately Rich and Wendy handed out a number of hollow sympathies and platitudes, but more or less said that nothing strictly illegal had transpired and thus they were either unwilling or unable to make things right in any way.

Brookfield has personally gained by deceiving their customers in order to make sales. At this point, that's simply fact. And while the VP's expressed their regret that this transpired, given that there is no governmental or legal body barring them from continuing these deceptive sales practices, I see no reason to expect things to change for the better.

Do not trust Brookfield. Get anything important they may tell you in writing, and have them sign it. If they refuse to do so, assume it's yet another falsehood. These people are the lowest form of greaseball and will, evidently, do whatever is necessary to make the sale - up to and including bold face deceit.

This was the single largest betrayal of trust I have ever felt as a consumer, and now represents my single largest regret in life. I would implore anyone and everyone to avoid any dealings with Brookfield whatsoever. One of the biggest expenditures of your life simply isn't worth trusting to Brookfield. They will take advantage of you, and be unwilling to help when things go sideways.

Terribly Messy Job Sites

Brookfield Edmonton has very messy job sites. Our home is a few lots over from an exisiting build and every day we have garbage blowing in from them. Some of which is hazardous materials to our pets such as fiberglass insulation. Usually if a builder is this careless you can be sure their workmanship on site is equally as poor. We also complained about them running a diesel generator 24/7 for an entire month (there's no exuse not to be hooked up to electricity before building) because we were choking on the fumes whenever we went outside. I would not recommend this builder as there are much better builders in Edmonton that care about their clients and their image.

Worst experience

1. First day when we went to the sales office , Etta was very nice and told us great things about their homes and made us feel that this is the best decision we can make .
2 . They didn't have show home so we asked her that we can't buy home without viewing .
3. She sent us to vista which was next door and she said it is going to be exactly same models .
4. We liked Michelangelo and we decided to purchase that . Asked almost 100 times if it will be the same house model she said yes yes . Told us about condo fees which would include outside structure n snow removal and waste management .
5. We gave deposit and everything .Everything was great until now .
6. Time for 1st walk thru . HERE WHAT I SEE . Everything is different than show home . BIG HUGE WINDOWS EVERYWHERE . NOT EVEN SPACE FOR HANGING TV . We asked them that we didn't expect it to be like this . They said we signed it that they can change anything . OK SO WE ARE PAYING 300,000 FOR UR STYLE OF HOME . WOW
7. We came to see faddy after all this . He sent us to west Edmonton townhome saying it will be like that . We went and saw it and windows were way smaller than us . came back to the sales office and told him that what are option he asked what do we want . My Boyfriend said we want da vinchi model he said we can buy they aren't ready till late 2016 which wasnt true. We saw it when we moved here .
8. We already gave up and thought we have to live with this mistake now until we sell this home .
9. Finally possession letter came . We bought this house bcoz our contract with apartment was ending in January 2017 and that's why we were looking in to something in Jan 2017 sales Girl clearly knew about this .
10. They sent us a possession letter for November forcefully . We booked India trip bcoz after buying house we can't go back home . She said it didn't matter . WE CAN SEND OUR FRIEND TO GET KEY AND TAKE POSSESSION . Really ???

WANTED OUR FRIEND TO PICK UP KEYS ? Gave us so much stress .after calling them 100 times they change it to Jan 2017.
11. From the beginning of this our experience was really bad and stressful and we thinks that we made a biggest mistake . There are so many other things but we don't have proof as we don't have anything in proof what they told us and what we got actually .
12. NOW FINALLY WE GOT BILL FOR WASTE MANAGEMENT FOR 50 AND AS PER UR SALES GIRL ETTA IT WAS COVERED IN OUR CONDO FEE AND IT WASNT ON PAPER SO FADDY TOLD US ON APRIL 26 2016 THAT IT WILL BE INCLUDED AND WHOLE TIME WE WERE THINKING IT WAS COVERED BUT NO. IT wasn't . WE CALLED CONDO BOARD AND THEY SAID ONLY LARGE ITEAMS ARE COVERED LIKE WOW . SO NOW I WONDER WHY ARE WE PAYING $ 160 CONDO FEE ? SHE CLEALY TOLD US GARBAGE WAS COVERED .
I JUST WANT TO KNOW WHY DO U GUYS GIVES WRONG INFO TO SELL HOUSE ???
AND NOW ANOTHER WRONG INFO OF $50.00 EVERY MONTH THAT WAS COVERED AS PER UR TEAM AND JUST BCOZ WE TRUSTED THEIR WORD AND CAN NOT PROOVE , HAVE TO SUFFER EVERY MONTH UNTIL WE STAY HERE .

Home purchase

The experience with Hawthorne Homes (now Brookfield Homes) was satisfying. We purchased our 1st home in Sep 2009 and moved in on Jun 2010. The sales staff are friendly and we never felt pressured into buying. They have a 3-month and a 12-month walk through after possession which is great for fix ups. They fixed some minor problems and are always prompt in scheduling. The only thing that I was disappointed at was their inability to replace the defective toilet model with another model.
