driveway and garage concrete, paint, dry wall

We moved in the end of November 2017, driveway starts to corrode and chipping including part of our garage concrete by the end of the year. I address this to the builder and unfortunately homes by avi can't fixed as per their contractor say due to what the city salt was using. one of our neighbor had the same problem and had the same builder but they got his fixed. I address it again to the builder an I got the same response because of their contractor says. By the way, this is the only builder that was having the same problem in our neighborhood. This builder homes by avi was builder of the year for couple of years yet contractor was the one dictating what they can do to make the client happy and satisfied. YES I DONT REOMMEND THIS BUILDER AS I DONT WANT THIS TO HAPPEN TO ANYBODY.

QUICK POSESSION NIGHTMARE

I purchased an AVI home with a “quick posession” date. Well it has been almost 4 MONTHS since I gave them my money and they haven’t even started drywalling my house. A promise of moving in by late July early August has now turned into me possibly not moving in until December. The house has sat for over a MONTH with zero work being done on it. This has been the worst most stressful experience of my life. I would NEVER EVER have bought an AVi home or quick posession home if i knew quick posession meant 9 or 10 months. Now my kids will not be in our house before school starts, i have to rent storage, I have furniture i bought that i now have to pay for storage, and I have to look for a new place to live. EXTREMELY ANGRY and FRUSTRATED

We apologize for your frustrations. We know this is one of, if not the biggest purchase you’ll make in your life and we take that seriously. While the beauty of a quick possession, is just that, it’s quick, however, when structural changes are implemented, it does at add a bit of time with re-drawing, permits, etc.
In the past month, your homes siding, insulation, taping, rough in’s and City inspections have been conducted. We know that at times during the build process it can appear as though no work is being done. But in fact, crucial work and inspections are happening during this time for the safety and integrity of your home. Rest assured we’re working to get you into your house ASAP. Again, we apologize for the inconvenience and frustrations and encourage you to contact your Walden Sales Representative for continued updates and a firm possession date.

Building a new home is stressful

We recently used Homes by Avi to build a new house. It was a stressful 11 months but Avi does a lot of things well and for us a few things very poorly.

The worst part of our experience was the designer they assigned us for interior selections. This person was just bad at her job. She made numerous mistakes. We would catch one and then another and when she fixed the second mistake the first one would show up again. She cancelled meetings at the last minute and wouldn't be able to reschedule for weeks. Her design input was negligible, so I'm not sure why she was even necessary. A decent website could have done her job just as well.

Once you start the build you get access to a website for your house. The website looks and feels like it was developed by the manager's nephew 14 years ago. The nice thing is that it has a bunch of exploits so you can see how much your neighbors paid for their build. The downside is that they can see all your information if they're so inclined. Information security is next to impossible for companies that specialize in it and I'm betting there isn't another builder out there that does any better in that capacity.

Once things got moving they were generally pleasant to deal with. They did a good job of responding to issues and working with us when we ran into something that we were unhappy with. The quality of the work in the house did vary from trade to trade with some doing very well. We had some issues with tile that was so bad it must have either been the guy's first day on the job or done last on a Friday but they were able to address our concerns and fix the problem tiles. The HVAC contractor they hired made a couple very large mistakes are refused to admit anything was wrong. Fortunately I was able to troubleshoot and fix that issue myself.

Generally we're pretty happy with the home Avi built for us and with their willingness to fix deficiencies. It's not something we'll likely do again anytime soon but it wasn't nearly as bad as the builder horror stories you hear.

Nightmare After The Deal Is Done!

Upon moving into my condo, built by Avi Urban, things seemed great! The finishes were nice, the upgrades were that of luxury apartments, and the building looked good both inside and out. But, once my warranty was out and the real issues started showing, things took a major turn for the worse. As I was seeing things on the property degrade, I decided it was time to join the condo board to really get a feel for what was going on. The first thought I had was “this is totally disappointing” and a sense of extreme upset towards Avi instantly formed. The list of problems that were identified with the building was pages and pages long. The risk to safety to the residents was even more disturbing.

Companies had to be brought in to assess the issues and determine what was missing and what each risk was, at a cost to the board and residents. This information was provided back to Avi, and the only response received was “we’ll pass this on to our team and look into it.” Days, weeks, and months have passed, and Avi has not returned any calls or emails. It seems once they got our money they washed their hands of the property and that was it.

Now, we still have the issues of resident safety as a priority to resolve and are still waiting on Avi to respond. These safety issues have also been identified as building code violations—which, according to provincial laws, states the builder is on the hook to solve this. That doesn’t seem to matter to Avi. They can’t seem bothered to respond to our management company or board. With instruction from our management company, we have tasked them to quote out the costs to fix these building safety issues. We cannot leave our residents at risk of potential disaster any longer. These costs should never have had to been absorbed by the residents and board, but with the lack of integrity on Avi’s part, we have no option. So BUYER BEWARE—Avi doesn’t seem to care that the people buying their properties are people too, and not just sales figures on reports and charts. We should be able to feel safe and secure in the residence we’ve purchased from them, but having these issues sitting in the back of my mind, it’s hard to feel anything but worry and be concerned that everyone is doing their part to live safely.

Company Response

As a company, we pride ourselves on delivering quality products and customer service to our homeowners, and we would like to address your grievance, if possible.

We strive to provide clarity and operate with transparency, so we would like to clear a few things up. Before we’re able to obtain occupancy permits and have residents moving in we (and any other builder) must meet strict City of Calgary requirements and receive official sign-off from the following City of Calgary Safety Codes Officers: Plumbing, Gas, Electrical, HVAC and additional inspections are performed from Calgary Fire Department at which point they sign-off on the Occupancy Sheet. Depending on the building permit, further inspection and sign-off is acquired from the Development Inspector and the City of Calgary Building Safety Codes Officer.
Inspections don’t stop there. We also require consultants from geotechnical, structural, mechanical, and electrical departments to issue Completion Certificates that get presented to our Architects, who will then issue an Overall Completion Certificate - all of these departments and officials review, and sign-off on projects. These regulations and protocols are in place to eliminate building code violations, and ultimately protect the customers and homeowners.

With any multi-family development, it is essential that the property management companies ensure proper and regular maintenance of the building and its operating systems. This mitigates wear and tear and ensures the distribution systems are always functioning properly, which can dramatically reduce costs (eventually passed onto owners), and most importantly, maintain the safety of residents.

We’re sorry you have felt the need to reach out to us on a public review forum to have your concerns assessed. Our Avi Urban Customer Experience Specialist and warranty department holds your concerns to a high regard and would like to address them. Please reach out to our Customer Experience Specialist directly: Tara Lyseng at 403-536-7078 or tlyseng@homesbyavi.com.

New home

My wife and I had a near devastating experience with a prior builder. We were skeptical to build again, but were very impressed with Sylvia representing Homes by Avi. The entire experience was positive and they built us a beautiful home, near flawless, with expert craftsmanship, closely monitored by Dave, a true master of his trade, our site super. We believe in merit, where merit is due and it most certainly is due here. Thank you guys for delivering a safe and beautiful home to us and our three kids.

House Building & Warranty

We received possession of our new home in April 2016. Our sales woman who dealt with all the structural components of our home was amazing, and is primarily the reason I would recommend building with Homes by Avi, from start to finish she was hands on, always available, and really took the time to go through everything with us, which we really needed as it was our first home we were buying. However, we had a less than stellar experience with the selections team, our designer was going away on holiday's and the whole process seemed rush and not well explained, our sales lady once again saved the day and had to step in and explain what 90% of the items we had selected even were, as we had no clue what had been added. That being said our home is beautiful, and all in all the process went fairly well. My main issue at this point is Warranty, minor things such as nail pops or doors not closing properly were all corrected in a timely manner at the close of our first year. But, other things such as our garage floor not being sloped properly, or siding falling off hasn't been so easy. We've requested our garage floor be corrected for months, always being told "I've asked the company to come and take a look", but never any follow-up. It feels as though we are no longer a valuable customer now that they have our money and are in no rush to stand by their workmanship. That is the major reason why I would hesitate to recommend this builder to friends or family, our home is beautiful, but constantly trying to get someone to come out and correct the issues with the build is extremely frustrating.

Slapped together quick possesion

Bought a quick possession home before it was finished. Final product was full of cheap finishings. Paint job was terrible. The way the doors opened didn't make sense. Cheapest carpet possible was installed and before we even lived in for a year they look like they needed to be replaced, which isn't cheap. Many other issues. Would not recommend this builder at all.

New House by Homes by Avi

We had our new house built in 2016. All score given was towards their sales, the reps were great and helpful in a timely manner. Our experience with their selection center was absolutely terrible. "Designers" were giving nearly 0 advise, you will be on your own and be ready to pay tons of money for for most of "upgrade" item in full overpriced price on top of your agreement, no credit back. We've been dealing with two of their designs, one left the company in the middle and all the second wanted is to kick our case to the construction.
When it turns into after service the lady we deal with mainly now is "Nicole". You have to follow with everything reported, several times, and wait for her to receive the response from others. After two or three emails if the problem still can't be solved, you will either be told "confirmed with xxx and that's the way it is" or directed to call their sub trades customer service. Aren't we only having only one contract that is with HBA only? Now we're planning to do some work in our backyard and was told that the grading hasn't been approved by the city yet and was not supposed to touch anything or you have to take care of the rest. No one from HBA mentioned the permit hasn't been granted, not when we were asking about the final grading report and found out there could be some problem. If you don't ask, it could be on your own. Be careful!

We are sorry to hear that you are unhappy with your experience with us. When issues are brought to our attention, our teams work diligently to address them and provide solutions where we can. You are no exception.
To clear a few things up, any finishing’s that are upgraded are subject to additional costs. That is standard practice and we do not provide credit for any upgrades made in the selections centre.
We would like to sort out your concerns with our service department. In instances where customers are outside of the warranty period, we direct them to our sub trades to see if there is an extended warranty (although extended warranties are not always available). We agree, you are supposed to have only one contact while building, and that’s with us. If we haven’t done our job, we need to make it right.

It would be helpful for us to be able to look at your customer file, so we invite you to call the Edmonton office to discuss further and work towards resolve.

Oh, and your initial designer, Kelly, left on maternity leave and is due back in a few months. Her and baby are healthy and we can’t wait to welcome her back to work.
