Exceptional Workmanship -- friendly staff and workers

*Short version*: OGC recently completed an extensive basement renovation for us in a timely manner--despite having to navigate the complications presented by COVID. Overall, we are very satisfied with their workmanship, communication, and professionalism. They are fair, honest, and willing to please. We understand they are making changes to how their Statement of Work document is laid out, which will propel them, I believe, to a 10/10! I would recommend them for any project.

*Detailed version*:
OGC brought in a team of qualified professionals (plumbers, HVAC, electricians) as well as a main general subcontractor to finish our basement to create a large rec-room, including a feature cultured stone wall, a display niche, a workout area closeable to the rest of the space via double by-pass barn doors, and under-stair storage space, and a 3/4 bathroom. They also replaced our old insulation with spray foam throughout the finished and unfinished spaces, re-framed our existing exterior walls, and installed sound-proofing in the ceilings and walls of our finished space. Additionally, they expanded the number and type of electrical outlets in our unfinished workshop, installed a workshop sink and counter, and as a tag-on to the main project, renovated our ensuite shower.

Right from the outset we were impressed with Bryan's design suggestions and patience with our various design questions and ideas, along with his willingness to work with us to break down our project into affordable phases (although, ultimately, we decided against this).

Deirdre was our original materials coordinator and she made numerous visits to our home, bringing us samples to help us narrow down our 'look' and offering great design suggestions. Due to COVID, Sharri took her place and also came to our house for on-site consultations and continued to make great design suggestions that really helped us keep a coordinated look and feel to our space.

Our resource manager, Andrew, helped us a number of times by connecting us with professionals that could fix unforeseen problems, i.e. latent cracks in our foundation and a mystery leak coming through our walls from our chimney or roof (be prepared for surprises when you remove existing drywall!). He covered the initial visit from the roofer --which was completely out of OGC's scope-- and he also provided complimentary materials pickup for items we were responsible for when we explained some extenuating circumstances, which we greatly appreciated.

Paolo, our project manager, would visit the job site at least once, often more times, a week to ensure the subcontractors' work was up to OGC's high standards, and was always pleasant to deal with. He supplied us with a weekly project satisfaction questionnaire to fill out, which we had to supply to the Customer Service & Operations Manager, Fatima, so any concerns noted could be brought to light right away; we rarely had anything to discuss, but when there were any items, they were always promptly dealt with to our complete satisfaction. Our interactions with Fatima were always enjoyable and she always conveyed a sense of truly caring about our complete satisfaction.

Our main subcontractors, under Brian, were all phenomenal! I can't say enough about the high quality of their workmanship, their professional attitudes, their willingness to go the extra mile, and their attention to detail. Brian's custom work for us -- a barn door, some cabinetry and shelving, a maple stair railing, and a live-edge wood ledge--were all beautiful and of the highest craftsmanship. If I could given them an 11/10, I would!

At the end of the project, we were given the opportunity to walk around and create a 'punch list' of any deficiencies, like dings in walls or anything else needing touch-ups, and OGC addressed every one without hesitation--even the ones we probably were being overly picky on :-) .

We are super pleased with the final results. The only item that is holding us back from giving a 10/10 review relates to how OGC's statement of work (SOW) is currently laid out. Though very thorough, we felt it was laid out more in 'construction speak'. Most of it we could navigate, but there was some wording on there that was not--in our opinion--as clearly laid out as it could be so it did lead to some confusion. For a bigger project with different 'zones', the SOW would also benefit from being broken down by area and with costs associated with each line item. We brought this up with them and they have indicated they have taken our feedback seriously and will be trying to incorporate our suggestions to revamp their SOW in the future. Some clarity could also be provided in the wording of their change orders re: which costs relate to labour and which to materials. I think if they are able to make those alterations , they will definitely be propelled to a 10/10! I am still waiting to hear back on clarification of one item in the statement of work re: our custom cabinetry, but this did not prevent us from closing out the project. I have every confidence, given our consistent experience of their wanting to make sure the client is completely satisfied, that they will follow-through on this last point shortly.

As noted at the outset, I would recommend OGC for any project.

Basement Reno in Old House

We hired OGC to finish the basement in the home we bought last year. They were of great help during the design and permitting process (particularly for us first-time homeowners), and ultimately handed over a high quality project when they were done. They did a great job of modernizing our old underdeveloped downstairs into a modern, liveable basement. Their post-renovation communication and assistance has been A+ as well. Abdull in particular was a pleasure to work with as a project manager.

If I had any advice it is to communicate early and often (particularly if you are sourcing some products yourself and/or are a first-time homeowner) to ensure that you stay on the same page as the project evolves and don't have to do any unnecessary returns/refunds. However, this may not be so much an OGC issue but a first-time renovator issue.

Overall, a good trustworthy company that delivered a high quality product at a good price. I recommend.

Coach Home Orleans

Our coach home is finally complete. Abdul was our project manager and was great throughout the project. I am not the easiest person to please and deal with but Abdul really came through for me by being patient and did his very best to rectify and solve any issues I had.

Abdul also went above and beyond by helping us install a fireplace, fix some electrical things just to name a few.

I highly recommend Abdul and have recommended Abdul to anyone that has called OGC for their project needs.

Pretoria Basement and Kitchen Dreams

We used OGC for our major home renovations.

Abdull was the project manager and he was stellar. He was available at all hours, week day or weekend, keeping the process moving and ensuring it remains as smooth as possible.

For high end work with some structural concerns, we definitely made the best call going with OGC.

Responsive, honest company that delivers

Rating: 9/10

I am writing this review to share a positive experience with OGC (Ottawa General Contractors).

I hired OGC for a complex project involving numerous repairs and even rebuilding part of my house. While the project was not without issues, what I found about OGC is that they are very responsive, they see things through and they take responsibility for any issues. Things are done in writing, professionally, on the up and up, the project scope is clearly set out at the beginning with professional diagrams and details, and there are multiple levels of contacts within the company who are available during the process.

OGC also has a dedicated customer service employee, Fatima, who was very attentive to all our concerns. Unfortunately she was absent on maternity leave during the first part of our project, but when she returned, she jumped right in, took care of issues and was extremely quick to respond to any of our concerns.

We also had positive experiences with Deirdre and Andrew.

This is a local, family-owned business and they are keen on ensuring work is well-done and customers are satisfied. They are not argumentative or dismissive of concerns; when you bring something up, they address it. When the manager visited our project, he himself pointed out things that he felt were not up to the company’s standards, and he organized additional work to make things right. He also returned repeatedly to our house ensure the work was done correctly. If an issue occurred, such as a subcontractor damaging something, OGC also took full responsibility and made things right.

The only negatives were issues that I believe would have been encountered with most renovation companies, mainly issues with subcontractors, employee turnover and delays. However, between choosing to do a cash deal with a company that may run away in the middle of a project with the work incomplete, or choosing to do business with a professional company like OGC that sees things through to the end, is responsive, and takes responsibility, then I would definitely once again choose a company like OGC.

Hello J-M. Thank you for this authentic review. We appreciate you allowing us to rectify the issues and ensure that you are happy with the end results. During renovations there are some ups and downs that one might encounter, however our goal at OGC is to provide our clients with the best possible service and finished product. Thank you for allowing us to do that.

En-suite and Main Floor Renovation

We used OGC for an en-suite renovation last spring. The job was done quite well. There were a few minor issues that they said they would take care but didn’t until we signed up for our second project. The second project was kitchen, flooring and painting throughout. Before we signed the statement of work and paid the first instalment on Aug. 2nd, we asked for assurances that the project would be completed before the end of the year. Needless to say it was a resounding yes. Next step was to have their materials coordinator contact us. We only had a couple of things we needed help with acquiring for the project. We wait and waited and tried to email, call, etc but no response. Our project started more than a month later than planned. The workmanship by the painters was sub par on this job as they were trying to get it finished. They didn’t cover our furniture as we requested and they had five painters In on Dec. 24th to try and finish the job. There were paint drops all over our new flooring, they forgot to paint two closets, and they must have spilled paint and wiped it up with a cloth as there was a paint smear on our bedroom floor. They got paint on our sofa and scratched our floors. They left our place in such a terrible mess that we had to work all day on Christmas and Boxing Day to try and clean it up. After the holidays it was like trying to pull teeth to get things fixed. We went several weeks without hearing from our project manager despite attempted to reach him. I gave them two stars because the en-suite was well done. The larger project was a nightmare for us. I would not recommend OGC to anyone.
Update - OGC reached back out to us and have since worked hard on correcting the deficiencies. They have even done extra work to make up for our frustrations.

2nd storey, basement and kitchen renovation

Ottawa General Contractors undertook a significant updating renovation in our home in 2019. The job started in September 2019, which is a month later than we wanted, but we had to wait for the contractors to finish a prior job. We had a wall taken down between our kitchen and dining room to make a larger, more open kitchen space, we had our second floor completely renovated and we had a bedroom and new window added in our basement. We needed to do the renovation as there was plumbing leakage that caused damage to our floor, but we were nervous to do so given the experience we'd had with a previous contractor. Based on the reviews, and our consultation meetings with Ottawa General Contractors, we decided to go with them. Nick was great at having our vision designed out and at hearing our concerns. We loved the contractors that did the work in our home (Horizon Plumbing) and working with our Project Manager Paolo made things go a lot smoother and quicker than if we had been working with all of the trades ourselves. OGC ensured that our job was completed within the three-month timeline we had set, and we were ecstatic. We were able to move back into our newly renovated house before Christmas. Though there were a couple of hiccups when it came to pricing of some items vs. what they final price was, and an issue regarding the height of a new beam, OGC did their best to be accommodating, and this was appreciated. We love our renovated spaces and we are very pleased with the work done in our home. A special thank you to Nick, Paolo, Deirdre and Horizon (Chris and Nick).

OGC renovated our kitchen by taking out a support wall and finishing. Great service and communication but the final touches were slow to wrap-up. OGC worked with us to understand the best way to stage our project to prepare for a future large renovation.

Ottawa General Contractors

Ottawa General Contractors rebuilt a bathroom for me in January of 2020, and I could not be happier. While there were a couple of glitches at the very beginning with scheduling, the work was completed according to the revised schedule in three weeks. As far as quality is concerned, it is now three months since the work was finished and I can say that it was completed without a single flaw. I will definitely use them again when I reno my main bathroom!

Basement reno not up to par

In late 2018 we contracted OGC to finish our basement.

We had a budget set which they totally ignored. When I asked for some sort of reduction in the price, they just cut some items that I didn't really want cut in retrospect, and it barely saved us anything anyway. We exceeded our budget by 25%.

The workmanship was not up to par, there were visibly crooked walls, they covered the main drain in the basement with flooring, blocked doors with framing that then had to be shaved down. The baseboards don't have a tight fit.

They forgot a lot of small things we asked for that was technically not part of the contract, but why say yes if you are just going to ignore/forget. Not very professional.

Some of the contractors walked through the house with their boots on in full winter, dragging mud and dirt all over the place. They also rang the doorbell at 7 AM to get in despite there being a lock box with a key and repeated requests to NOT ring the bell due to having a 9 month old that would wake up from the doorbell.

The touted all in one pricing but then charged us extra for things that were not 'up to code' after being inspected, even though they said the price includes making sure everything is to code.

The pricing was not at all transparent, it was not possible to see what work items cost what to decide what to adjust or cut. All you have is one big number and a big list of what is included, but no breakdown of the cost.

I also feel they rushed near the end to get things done before the end of the year, most of the work was done just in time for Christmas, but in retrospect I would have preferred they not rush, who knows how much better it could have been.

Overall the work was adequate, and the space is usable, but the experience was not a pleasant one for us. If you have money laying around that you don't need, and are happy with adequate workmanship then this place might be for you.

Company Response

Hi Patrick,
Thank you for providing your feedback. We use this feedback to further enhance our process and systems to ensure we can meet a high level of service.
We have tried many attempts the last few weeks to discuss your concerns over the phone and/or in person but you have declined our offer to speak with you. Since you choose to avoid any meetings with us I will address your comments right here:

Quality
We stand by our workmanship and have sent you a few emails the past few weeks encouraging you to submit a warranty claim if you feel like the work is not adequate, yet you declined. If your claims are accurate then you should let us come in and inspect. Our last communication with your wife on January 11 2019, she signed a work completion form stating that she agrees all of the work has been completed to her satisfaction and all, if any deficiencies have been repaired. Furthermore, during our "punch list" phase, your wife built a list for us of items she needed addressed. One week after she provided us with the list we rectified all her concerns and she provided us with a signed off punch list stating that all work has been completed.

Budget
If you can reference the Project Proposal that was emailed to you July 26 2019 it states a project budget range of $26,000 - $38,000 is to be expected. This is the budget that we have set for your project before you agreed to work with us. The contract you signed was for $25,498 which did not include materials. On your client supply sheet we had estimated that materials would cost between $3,000 - $8600. Therefore expected project cost should be around $28,500 - $34,000 (pre-tax).Your final account statement with us inclusive of all change orders and materials was $30,786. This is right within the budget that we have set for you on your Project Proposal.

We create many check points within our process to ensure customer satisfaction and a high level of quality. These checkpoints are outlined below:

Client Portal
1. We have set up a client portal that everyone in our staff has access to. My operations manager, customer service manager, general manager and myself scan this portal daily. The goal is to catch any issues that arise as soon as possible and act in a timely manner to rectify those issues. We understand complications will arise, and although we want to minimize them, our goal is focused on rectifying them as fast as possible. As I study the posts made on your client portal it's hard to pick up on "red flags". Towards the end of the project you actually thanked the foreman for his attention to certain items on your project.

Punch List
2. Each foreman is instructed to receive a list of outstanding items from the client that need to be rectified before the project is completed. I see that this list was posted on the client portal on Dec 19 and then an updated one Jan 2. The goal of this list is to ensure that everyone is on the same page. We hold our foreman accountable based on rectifying the issues listed on this document in a timely manner. During our weekly meetings, we review the list with our foreman and ensure that we have a game plan to tackle items on this list. On January 10 we received the punch list back signed by Krista Malka (Your Wife) indicating that all items on the list have been addressed.

Work Completion Form
3. The final step of closing out a project is receiving a work completion form from our client. We understand that issues can arise along the way, even after completing a punch list, so this is our way of ensuring everything has been completed to the clients satisfaction. The work completion form states " I agree that all works are up to my satisfaction and that all deficiencies have been addressed" . We received this document signed by Krista Malka on Jan 11.

Building Permits
4. At OGC we do not take on projects without getting a building permit. Despite it being a bylaw, many contractors try to advise clients against it, but we have made it mandatory to only take on projects with full permits. The benefit to us and our clients is that all of the work gets inspected by city inspectors. Having this 3rd party ensure that the work is safe and compliant with bylaw is very important to us. The only downfall to this is that building code can have grey areas and/or it is very intricate, so what happens is that extra work is needed that was not accounted for. The building code book is thousands of pages long, although our staff have their Building Code Identification Number (BCIN) which make them experts in building code, sometimes inspectors require extra work that is not accounted for. But the good outweighs the bad, and we as a company will sleep well at night knowing that city inspectors are overlooking our work and ensuring it is safe and satisfactory.

Our process has been improving over the years as the result of the feedback from our amazing customers.

The reviews on this page are the subjective opinion of the Author and not of HomeStars Inc.
