Drain Tile

I called Luke Bowen after reading some of the reviews on this site. I was frustrated with another company's explanation of my problem with no real concrete solution or cost factor to my problem. Luke first came out to the house and did his inspection he explained to me in a very informed manner what the cost and time of the project would be. His crew were very hard, extremely polite, cleaned up the yard good as new. I am very impressed with Luke and his crew and would not hesitate to use him or recommend him to my friends and clients. 5 Star service and knowledge!

Camera Inspection for Drain Tiles

We are a restoration company, and we have been working with CleanDrains for several years now. With their help, we have managed to source out drain issues in many of our clients houses, helping to prevent sewage backups. Our decision to work with them is a result of their ability to attend the jobsite in any given time, and make our emergency response services much more efficient.

Drainage Project

Luke is the top guy when it comes to estimating projects, he explained that he's been doing it for many many years and is contacted by insurance companies as well. He was knowledgeable, professional and his quote for the work was done quickly and electronically. All very impressive.

We were having water coming through our garage foundation; all three sides that are set into a hill. Luke's proposed solution was to dig out the sides of the garage that were set into the hill, re-do the drainage tile, waterproof the walls and backfill the walls with crushed gravel. We chose to have them leave the excavated dirt on our lawn to save $2,000 in hauling costs to remove it.

I had single-handedly excavated one side of the garage already, water proofed it and backfilled it. Only two walls needed to be done by Luke's team. I am a desk jockey and it took me about 8 hours to excavate the one side of my garage. I did two coats of waterproofing and then backfilled the wall and all-in it took me about 15 hours.

Luke predicted it would take 130 hours to do the job on the remaining two walls; one wall was smaller than the one I excavated and the other was the back wall and would be much more work. His quote for the work and materials was approximately $8,000. He is the expert, we trusted him and gave Luke the go-ahead.

The start date for the job was missed by several days... Luke's team was very respectful however. Once they started, they dug a test hole on the first day and Luke immediately reported that the digging was harder than he expected and the quote was going to require an extra 50% labour due to rocks and hard clay. Fortunately, the on the second day the digging got easier and the expectation was for the digging to be better and quicker than the test hole led Luke to believe.

I had already excavated one wall so I wasn't sure what "difficult" conditions meant, the conditions on my side of the garage were the same as the other two...

It took longer than expected but when the job was done Luke asked me to do a final inspection. There was a lot of garbage all over, large rocks were left in piles out in the open. Luke's team came back to fix it up the next day at no charge and were very apologetic. Did a great job the second time.

After they left we noticed that their crushed gravel sprayer had covered two sides of our garage in dirt. There were hand prints and dirt marks, paint scuffs and tar lines above ground. I pressure washed the two sides of the garage but was not able to get the dirt off. Very disappointing...

Summary: As the Clean Drains company expert, Luke estimated a job cost at approx $8,000 and ended up charging us over $13,000. It took his team more than 130 hours to do what took me 15 hours (but they replaced the tile drainage on two sides and I didn't (approximately 30 feet total). Note: I did two coats of waterproofing and they did only one. They were nice guys, respectful, and I hope that the job they did will solve the problem. It's too early to be sure.

I'd be happy to have them do work again but would be terrified of the final price vs the price Luke quotes in order to get the contract signed.

Company Response

In response to this review we pride ourselves in customer service and when preforming excavation services unforeseen issues can arise. In this such case we had many boulders and soil was high in clay with an underground streem to contend with. On our first day of excavation we recognized these unforeseen issues and informed the customer of the cost increase which never changed after the first day and he approved. At the end of the project we did a walk through with client to go over clean up and confirmed he was satisfied before we invoiced.

Drain tile inspection

Hired Cleandrains to inspect drain tile as it was identified as a potential issue by our home inspector on a 13 year old house we were about to purchase. Luke came out and on very short notice and video inspected the drain tile. Luke found the house had been built with sub standard (big o) drain tile beneath the driveway. It had become crushed and was backing up into the house. Luke saved us from purchasing a very expensive hidden repair! Many thanks

cleaned out my perimeter drains

I was recommended to Clean Drains by Derek Usher of Masters Remediation Services. When Luke Bowen came he explained what is was going to do with his camera. Once done he said that certain sections of the drains around my house should be flushed and the sump pump cleaned and gave me a estimate of the cost. Then when the workers came they introduced themselves and starting working. After the work was done Alex explained to me what they had done. I was very impressed at how they cleaned up after the work. When I got my bill I was also impressed how close the actual cost was to the estimate.

Cleared drain blockage

Clear Drains did a great job clearing the drains around my house. The fellows doing the job worked extremely hard and did a great job cleaning up after the work was done. They were pleasant to talk to and communicated well. Luke Bowen the general manager was very pleasant, returned phone calls immediately and completed the job on time and within budget.
I would not hesitate to recommend him and his workers to anyone.

drain tile

The price was a bit steep considering that we actually dug the hole and it was only on one side of house. Came back a few times to find the two employees/sub contractors no where in site or on breaks. Was not confident they were working the fastest. Probably just hire someone off craigslist next time. The good thing was they did knock down the price a bit when I reviewed this with the main guy.

Company Response

We installed three sides of the house with new drainage plus a new sewer line, there were unforeseen issues with outgoing line but we took care of these issues at no charge to make client happy. All of our workers are full time employees and go through a screening and training process.

Service

Cleandrains.ca recently completed an inspection of the drain tile around my home. As expected I was informed that a cleaning was needed and with their equipment they were able to show me exactly where and what the problems were.

What was unexpected though was that they discovered tree roots clogging the line going to the city system. This was alarming as this exact problem created a back up that flooded our basement three years ago which was cleared out at the time but evidently not fixed. They immediately e-mailed me video footage of the problem and instructed me to call the city of Burnaby as the location was close to the city line and they thought the city would be responsible for repairing it.

While Cleandrains.ca were very informative, thorough and professional what really impressed me was their follow up. After a couple weeks when it became apparent to them that I hadn’t called the city they made the phone call themselves and the city crew was at my home within 45 minutes. Armed with the information they gave them they were able to dig up at the exact location of the problem.

To top it all off, the city initially informed us that the problem was on my property and not theirs so I was responsible for repairs but with Cleandrains.ca professional persistence and detailed information provided to the city, the city fixed the problem after all.

Three years ago another company discovered the problem and fixed a symptom of the problem. Cleandrains.ca discovered the problem and resolved the cause of the problem so it wouldn’t happen in the future and went out of their way to ensure that I encured no extra costs. I have no hesitation referring and endorsing Cleandrains.ca.
