Home Inspection

We have used Amerispec for two house purchases in the last 5 years. On both occasions they were accommodating to our required timeline and we were very pleased to receive a professional, thorough home inspection.

During the site inspection, Roger walked us through everything and answered all of our questions, while explaining all of the "hows" and "whys" of the various systems that make up a house. He pointed out potential issues to look out for, and gave us valuable advice and recommendations.

We were provided with a detailed and comprehensive report, which we have referenced many times over the years when questions have popped up regarding our property.

We will definitely be using Amerispec again and highly recommend them!

Home Inspection

Complete wast of money...

We hired Roger Orvis to perform our home inspection for our first home purchase for which ended up being a great ordeal with the multiple items not found. He showed up to out house with only the following items: -pair of gloves-ladder(s) -flashlight-screwdriver -GFDI and circuit tester -digital camera -moisture monitor During the inspection, there where numerous items that were found later but missed. He did not even mention any cracks in the foundation for which we were able to point out one and then another which had been injected otherwise those would have been missed as well. Currently there are 5 cracks for which 4 are actively leaking. Not to mention the multiple and large crack in the garage which also shows shifting of the bricks from the outside. Waterproofing from the exterior is required and average cost is $15,000 for both sides of the home. Roger did not even go in the attic and only looked in there. We are now having water come in from the furnace vent and another location from a nail through one of the shingles it appears. He did not comment on any of the mold spots present in the basement for which mold tests show presence of mold. There are even black mold spots under the main spiral stairs going to the basement not to mention the studding in that closet under the stairs. Roger did not even report on the exterior door going to the back yard from the garage for which it binds and does not open properly not to mention the entire shifting of the bricks in that area for which $3,300 was spent to waterproof that corner and fill in the mortar and another $2,000 required to replace that door. Roger also did not comment on the home alarm system for which it is not working as a result of missing and disconnected door and window sensor, front door sensor not working and glass break detector wire cut. Roger had previously told me via a phone conversation that he can send release papers for a full refund and we stated that we need to be in touch with our lawyer.

Now that we tell home we would like to proceed with the refund he states that it's almost 2 years and that he cannot issue a refund stating that he did a good inspection.

All we want is a refund so we can move forward to dealing with all the problems we have in our home.

Home Inspection

I have been using the Amerispec team for over 5 years now for home inspections with clients, personally and family across the GTA. No complaints, always punctual and professional with up to date tools and equipment and positive attitude. They have always been very informative and very knowledgeable. inspection

Big waist of time!!!I have been in my home for one month. Everything is falling apart. Inspector told us the inside was good. Well...I have had my drains backing up, my toilet is leaking, the light switches are sparking., and my furnace has stopped working! I have had to call every trades person! Also, my garage needed repairing. I was told by inspector that it would cost $1000. I got my first quote which is $3500. Thanks inspector for helping my buy a lemon of a house!

Home Inspection

This is a service beware review. I hired Amerispec 3yrs ago to inspect my house that I was purchasing. Everything was inspected by one of there so called professional's. I was told this inspector had a look from top to bottom of my house and on completion presented me with a summery of report. I was given an all clear with no problems with the house from the inspector and written on the report.
2 yrs later I hired a contractor to add more insulation to my attic but was refused because it was found that there was asbestos insulation all through out my attic.
After contacting Amerispec about this issue and reviewing the home inspection report, they told me that I had already signed off on the report and would not take responsibility for over looking the asbestos. I then had to hire a asbestos removal company to remove the insulation and install safe insulation. This was paid out completely by my own money. Amerispec refused to compensate the cost or take responsibility for this problem. I will note, there were other things that had been over looked by this inspector that was found later.
When I hired Amerispec, I thought I would be getting a quality inspection. This was far from that. Do your research before hiring a home inspector. Be sure they have the proper equipment to do the job fully and completely such as a mold inspection tester. This guy showed up with only a flashlight and ladder.

This is a totally false review, (Maybe by our competition, I don't know). We have been in business for 20 years now and only conduct professional inspections following the Canadian Association of Home and Property Inspectors Standards of Practice. We certainly never show up with "Only a flashlight and a ladder." We have completed more than 25,000 inspections and we have a complete computerized record of all the addresses and clients. Energy Audit Inspection

We were very pleased with the home inspection that we received by Amerispec. They were courteous, thorough, and prompt. The recommendations were helpful and the technician was knowledgeable. I would recommend this company.
