I am a firm believer in home inspections and am a return customer specifically to Amerispec. Tate and his team have inspected several properties for myself and my family not just because they are thorough. They share more that just their finding during the inspection and leave us with an in-depth understanding of the current condition of our home, provide us insight and cues on what to watch out for, as well as provide us options to both mitigate or address challenges. The binder they leave for our reference includes details of the inspection report itself with schematics, diagrams and pictures where appropriate as well as a very handy and easy to follow home maintenance manual. They even throw in information regarding discounts for 3rd party services we might be looking for. They are a great team, that offer service,l information and knowledge that far outweigh their cost to me.

Just a follow up to our home inspection the other day. Barry did a great job. He was very professional, informative and careful. He brought many things to our attention that we had completely missed. We had a great experience with the home inspector provided through Amerispec. Tate was very thorough in his inspection and he was explaining things as he was going throughout the house. Anything that needed fixing was explained and how the codes have changed over the years.

I would recommend Tate and Amerispec to anyone needing a home inspection. He went above and beyond what we were expecting.

Our experience with AmeriSpec Calgary S and our inspector Barry Larence was great especially with this being our first home inspection. He took the time to answer any questions or concerns that we had and was very thorough with details outside and inside the home, even if they were minimal and something that could arise in the future. The report was printed onsite upon completion and Barry took the time to go through the report and explain the findings, in addition to a great package such as: Seasonal Maintenance Checklist, a Home Maintenance Manual (which is great if you're a DIY person) and a Home Owner Rewards Program.

Whether we ever need another inspection or know someone that needs one we'll recommend AmeriSpec Calgary S and Barry.

As far as the Amerispec, I found the documentation package a very professional and the tips & tools book a nice touch to your service. I appreciate the cost guide as I think I am going to need a bargaining tool if I go ahead to buy this mess of a property. Barry appeared to have a good general knowledge of the home inspection and want to thank you folks for the quick appointment as I had to get back to site. Barry was also very pleasant and tackled a huge task for inspecting this property. I still haven't heard from the realtor's for getting the power on in the garage so Barry can complete, but I will be in touch as soon as possible.

Barry Larence did an amazing job with our home inspection. He was very thorough with the inspection of the entire house inside and out. We appreciated the way he informed us about regular maintenance that should be done in the future. This was good information for us to know as we are first time home buyers. Another thing that was good about the way the home inspection was done, is that Barry would walk us through what he was inspecting and explain the process of what he was doing. In the future we would recommend Barry and AmeriSpec to our friends and family. Thank you for the great job you did on our home inspection.

We used them twice on homes we were C/S on to help make us confident in buying our first home.
First inspection went really well. They found a main line leak and some other issues. Was really impressed. However other concerns, unrelated to inspection, caused the deal to fall through.
Second inspection was on the home we purchased and now live in. This home is a bit of an odd case as it was renovated 3 years before, but was built in '76. The inspector (diff from first time) did a "tolerable" job. They identified a few things, including one that we tried to get warranty for from Amerispec. The owner had the laundry taps turned off as she said she was "not home much" when we asked. The inspector turned them on (which is great) and ran the washer/dryer. All good. BUT he didn't double check that the tap connections weren't leaking. Therefore 2 weeks later, once water has seeped through cabinets underneath the taps and through some crappy linoleum I have a minor flood... needless to say I was not impressed. A) by my seller who definitely knew and didn't disclose to us, even after asking. B) that the inspector was not diligent. Amerispec would not hold up on 60 day warranty we had (and were way within timeline) as the water had been off to start with. A bit annoying as there is no way I can force the seller to turn water taps on... in the end they didn't cover it and we ate cost (as our seller, whom we had other major problems with, just disappeared without a trace).
I'd say that it's 50/50 on this one. 50% my realtors fault for not getting reason for water off being in writing (that realty company disputed as it was verbal) and 50% Amerispec for not checking and then not holding up warranty.

That said, the gentleman who did the first inspection and seemed to do admin work was very helpful and great. I wish he had done our second one. So I don't hold Amerispec entirely responsible. However, do feel that it could have been covered under warranty (which they have insurance against so it's not like it's direct money from their pockets to fix).
I'd consider them again... but also look at other companies ahead of time before deciding.

Rick from Amerispec was awesome! We were purchasing a 102 year old home in central Calgary and really needed to get as much information about the house as we could. Rick came and spent 4+ hours going over everything. Homes of this vintage pose certain issues during an inspection and Rick really went above and beyond to be extremely thorough. He was honest in his appraisal and informed us of potential issues that are common to older homes as well as provided some great suggestions as to how to mitigate some of those issues. After we purchased the house he even came back to double check a few things that concerned him now that he could have better access to the structure. All in all a great service from a real professional. He really left the impression that he genuinely had his clients best interests at heart.
