Repair roof, replace garage door.

Without prejudice
Nothing we asked for was completed the way we agreed it would be done. Drawings and measurements to scale were supplied. Two car garage now does not permit entry to even one car (Because of pole installed in middle to compensate for errors made) We lost 2 feet of entry to garage..All work has to be undone and redone. Unapproved window he brought and was included in contract was rejected because it would have meant taking out a foot of brick from the wall to install. Wound up with 7 foot entrance instead of 8 ft as we requested because he thought that was fine .
Roof pools in one corner. After we told him to stop working he insisted on being paid all he felt we owed him or he would take us to court and put a lien on the house. Do not begin any work without a permit even if you are told, none is required. Labour and materials must be separate on the contract. Set up incremental pay schedule and be prepared to walk away if not adhered to. Fire at first sign of trouble, because it will get worse.

Two of his employees have showed up at our door looking for money because he has not paid them.

Roof repair

I wright this without prejudices.
He was referred by someone we respect, and things started well. I provided pictures, and was specific about the need for it to remain a 2 vehicle garage. The reconstructed masonry leans and is twisted, the original bricks could not be matched, so they decided to use half on one side and half on the other. the sloped roof pools. Aluminum siding was done very poorly (dings, bumps and scratches all over). The concrete pad was not a uniform thickness, and they damaged a drain pipe in the smoothing process. The garage no longer fits two trucks. My big mistake was not being specific on the contract. Get it all in writing before you start, was not helpful as he claimed after the fact that that's not what he meant. He kept saying " wait till I'm done you will love it" I am ashamed to show my neighbors, and will be undoing most of it and paying someone to redo most of it. I have learned that going to court is a waste of time, people like that will just stiff you in the end, even if you win. He threatened a lien, I payed him to stop work and never come back. His workmen have been showing up at my house asking for money .
