Mattamy Homes

Our home hasn't even started being constructed yet. Mattamy sales center was dishonest with us about the deposit, the amenity center, the cost of upgrades, and the entrances. The design center advised us that the "standard" items are very low quality and would not last long. If we did mid-level upgrades it would add $70,000 to the $345,000 base price of the home! I emailed the manager 2 weeks ago, he acknowledged the email, but then never followed up on it. Very disappointed with all aspects of Mattamy that I have been involved with

Honestly, I thought I was the only one to encounter issues with Mattamy. Although I have owned 2 other new homes, I've never experienced the level of poor workmanship as I did with Mattamy. Yes, the closing was a rush but the problems began soon.
Creaking floors, tiles cracking, nails popping out in every room, electrical problems such as fuse blowing up every now and then and then they have the nerve to tell me that it's because of the ironing. Why this wasn't an issue at my last homes is still a mystery! The caulking job was done so poorly that my bathrooms look like crap. Wrong grain on one of the cabinets although they insisted it was correct at first. Cracked beams and the list goes on. Granted some of the issues have been fixed after multiple calls to the Warranty dept. Others are still outstanding and because it's past a year, there's nothing I can do about it, not even the screws that keep popping out of the drywall.
Please be wary of this builder. Those who are chiming about it either work for the companty or just got lucky!

We purchased a home in October 2014. We were told we would have possession in July .We sold our house and called Mattamy about the possession date and were told it would be Sept,9th.If you are building be sure to follow up. We have three holes in the wall of the building, we told them about this but they covered it up and with drywall. We took pictures so now they are checking by taking the siding. off .If we had not caught this ,it would have been left. We also on a tour of our house we discovered a leak in the ceiling. We were told on July 14th by Heather that we would get our 35 day possession letter again the comment not honored again. Please be sure you know. We have built 2 our homes in the past 4 years and never had these concerns. We would NEVER built with Mattamy. Buyer beware.!!

STAY AWAY! Our entire experience from closing until now with the 1 year follow up has been a complete nightmare. The level of customer service we have received is laughable. Even getting the regional presidents involved doesn't do anything. This is just a snapshot of what we have dealt with:

- We signed the paperwork to build then they told us we couldn't choose 6 different color combinations. Luckily there was only one we liked.
- Paperwork was delayed at closing
- Grass was completely dead when we moved in. They laid the sod before turning on the water from the city.
- We then laid an irrigation system out and flagged all of the heads for them to lay the new sod around and had a meeting with the landscape manager. When I returned home, they laid the sod over the flags and heads!!! I had to dig on my hands and knees to find the heads and pull the flags out! There were 8 water bottles on our lawn and red clay smeared all over our sidewalk out front. I was so angry and fired off a harsh email. Their response congratulated me for being unprofessional and didn't even address the issue!
- After closing we arrived at our new home (and dead yard) to dusty floors and vans parked all over the front. We couldn't even move in! They were still working on the closing list items we gave over a week before. About 2 out of 30+ were fixed.
- Painting around the exterior was horrendous. Missing paint, uneven edges, splatter on the siding, paint smears on the window frame, bubbling around the door frames. We had a paint crew come out 5, yes 5 different times just to paint a door frame because they couldn't do it the first time.
- Hardwood floors were dented and damaged in several places upon move-in
- Stair banister was cracked
- HDMI didn't work
- Garage door trim was broken
- Multiple doors were oversprayed with paint that dripped down
- Kitchen counter was unfinished
- Ceilings painted wrong color in every room
- Cabinets were scratched
- On over 10 different occasions the sub-contractors have either not showed, been unprepared, had to reschedule, shown up late, etc. Once they do show up, the work is shoddy at best.
- Since we have moved in and before installing an irrigation system, we have constantly had standing water on the back corner of our house. Mattamy has sent people out that say the 2% grade should provide adequate drainage and that they aren't going to fix it. The blame it on overwatering and our irrigation. We continue to have this problem through the winter with no irrigation on. Instead of trying to fix the situation to make us happy after all that we have been through, they want to push the blame onto us and our neighbors yard draining into ours. Well guess what, YOU graded the whole neighborhood so that is NOT MY PROBLEM!!!!

They are so understaffed that I had to be the project manager all day long for our year check up! No one even showed up for the whole two days they were there with the checklist that we made and 8 things weren't done. I had to follow the crew around that couldn't speak English and babysit them all day. They left twice and I, not the project manager, had to bring them back to fix things and they still left unfinished! They were supposed to sand, stain and apply poly on the all of the stairs... they LITERALLY slathered stain on top of the stairs without sanding and only did the bottom 7 steps! Now we have two-tone sticky stairs wrapped in plastic until they come back to try again. I now have to take off work to reschedule to do it right!

Our experience could have been COMPLETELY different if they would have just did things right the first time or at least second time, been prepared at closing, treated us like clients that just spent $300k on a home. What started off as a long list of minor little issues (other than the yard) has turned into one of the worst of experiences of my life. When we think about our home the feelings are disgust, anger and frustration. I literally tell every single person I meet that is looking to build a home to not even THINK about using Mattamy. Thank you for ruining what was supposed to be one of the greatest experiences of being married. You have completely sucked the joy out of owning a new home.

We are only at the framing stage and all ready problems. The bulkhead is 4-6 inches too large and taking that away from our cupboards top and bottom. The contractor David Smiley is adamant for not making any changes and also we were treated differently when he found out that it was only a town home! We checked out the others in process and ours is the only one built this way. Not sure why. Also the patio door is installed with the wrong opening and one of the bedrooms has no closet. We're afraid to think what else will go wrong for this is only the beginning. Buying a Mattamy home is a mistake.

Our experience with Mattamy has been a nightmare and I would not recommend even to my worst enemy. Everything from delayed move in date, to PDI that was a joke to broken promises of compensations due to our horrible experience that was never honoured. Be aware and STAY AWAY.

I was happy with the sales department. Construction was good at the time I built (I've heard it's gone down hill). Warranty department is difficult to deal with. The trades aren't great. The whole process wouldn't encourage me to buy another Mattamy home.

we bought a 3 level townhome from Mattamy in 2011. It was a nightmare from the start. Water seeping under the balcony door, roof leakage that no one could figure out how to fix, horrible painting job, the door trims are messed-up with caulking and runny paint. first floor is so poorly insulated, its not usable in the winter months. We managed to sell it last year. The main reason: When spring comes around so will the leaks that mattamy was unable or unwilling to fix.

To be clear I could write a novel on the worst customer service and incompetence of Mattamy but I will not bore you with the details. Simply awful service in every department. From the arrogant sales staff who insulted us and gave us false information on the home just to make the sale;from beginning we should have walked away. The sales contract had to be revised multiple times due to incorrect or missing information to which I personally had to spot out. Managing Mattamy departments was almost a full time job. The house was built completely off from what the prints state, there is no communication from them. Upon warranty time they have no showed on appointments have sent rude trades in our home that argue about doing the job correctly and above all have even damaged our property within their visits ! I believe in the 3 strike rule and have come to writing this as they are at about strike 6 now. Be warned once they have your money they do not care.
