Horrible builder, they canceled a project in Young and finch after 3 years, and didnt pay penalty. Please dont trust him

The builder refused to pay for a missing dryer exhaust pipe inside a bulkhead that was never installed in the house.

We just found out about this problem. So for over 10 years the dryer has been venting into the house. When we opened the wholes to see where the problem was, a thick layer of lint came down with the pieces of drywall.
We called the builder to let them know about this missing pipe and their response was that it has been more than 7 years since it was built.
This was a negligence on the part of the builder. The builder closed the bulkhead with no pipe installed, creating a very dangerous fire hazard.

The least they could do is to pay for their negligence in their work

Being one of the first owners of English Lane Phase one, I can say I'm enthusiastic about a second more modern townhouse by Ghods Builders. The value of my townhouse increased drastically and the unit is still in tip top shape. I'm glad he isn't doing the initially proposed high rise building in the are, just because the increase in traffic would be terrible.

Ghods builder have an outstanding service that is available around the clock very helpful and reliable. They complete their deficiencies fast and clean and with satisfactory results. Thank ghods builders Sam

I am one of the first owners at 108 Finch, also known as the Chelsea Gate project. I've decided to move out of this area due to the increased traffic, but I wanted to voice my experience.

I recently put my unit up for sale and it has increased in value by at least $250,000. I know its a townhome and that's to be expected, but its also important to note its not on Yonge street or next to the subway. Its right off of Finch.

What really initially attracted me to the site was the community feel. Ghods did a good job with the layouts of the townhomes and really adding taste to the community. He actually received an award for the project.
In terms of noise and safety, we didnt have any issue with crime or litter it was always relatively clean and quite, but its just too congested of an area for me now.

Unlike some of the other fellow reviews, I had a positive experience with this developer. My wife and I were one of the first buyers of 7 Lorraine, their Sonata project. We really enjoy being right next to the subway and having access to Shoppers right next door. In terms of the actual development. We haven’t had any issues. We actually just put in new cabinets because we only ordered the standard package to begin with.  Perhaps the management can be a little bit more organized, but that’s not the developers responsibility.

108 units were suppose to have concreate walls between units. Even when I called them, they told me so. I and my other friend who lives in the same complex both have units that do not have any concreate between the units.

The insulation between the units is so horrible that you can hear people talk in other unit EVEN when they are talking not very loud. When someone talks loudly, you can actually hear EVERY SINGLE WORD!!!

The units are definitely bellow any government standards. I can't understand why they weren't sued yet by poor folks who first got these units.
I've also heard some horrible things about the first owners who were moving in into this complex and units weren't even done! Ghods just left and didn't finish a lot of the details.

Do not deal with them. Not worth the hassle.

I live in the Ghods Builders Symphony building. I own a condominium unit there. I love the place. It has a pool, game room, and party room. My grandchildren love to visit, and the people are friendly. Plus, the condominium is pet friendly and is beside a park. The area is quiet, which is a huge bonus for me. My unit is very nice and spacious. The layout was well thought out. Normally, when you buy a home you can point to a few flaws in the layout or design. This is the first place I lived where I haven’t found those flaws. Overall, I am very satisfied with my place. I have no plans of moving.

They look great on the outside - 'luxury homes/condos' with only the best materials & finish. DON'T BE FOOLED!!! This builder is nothing short of a scam artist with no sense of how to design and build in Canada. You will have problems from day 1 with them! Over time you will see how poor the workmanship is behind the 'luxury finish' They are appaling to say the least and I cannot emphasize enough that you should stay away - stay very far away

Problems include misrepresentation by sales agent, shoddy construction, corner cutting on all work and repairs, lack of response to homeowners' inquiries and complaints. Certain phases of construction was plaqued with deficient construction resulting in property damage. It goes on and on... Stay far away from this builder.
