Leaky Basement

Just a note to say Mike saved my family's health and bank account with his decades of experience, knowledge and genuine concern for our welfare.

Our basement had been smelling damp for years, but no sign of water anywhere. It wasn't until water started seeping through the seam where the wall and the floor meet that we understood we had a problem.

In our search for a contractor, we came across Mike from Down The Drain from a mail advertisement and called him up. He didn't get back to us until a few days later which was disappointing but he explained he had been out of town. Regardless, he came by that day and we showed him our problem.

The first thing he noticed was the damp smell and asked if we had children. We found that odd, but he let us know that the smell was a probable sign of mold and could be causing trouble breathing to our family, especially children.

Sure enough, he located a source of mold. Luckily it was the kind of mold that didn't have spores so we were able to wash it away with soap and water and bleach.

He suggested we clean our eavestrough before committing to a digging project to see if the leak stopped and to also make sure we extend the downspout of our eaves away from our house. He also noticed that our yard sloped toward our house and that if we were willing to get dirty and dig a little to make a bit of hill so the slope would go away from our house instead, that it would also help to stop the rain from getting in.

He told us that if we still had leaking trouble after we put in some of own hard work, he would come back and do the waterproofing for us.

What a God Send! He saw we are a young family starting out and he offered ways that might help solve our problem without putting out any money. Something so rare among contractors these days! And the good news is he was right! We cleaned out our eaves, dug up our yard to make it slope away from our house and washed away the mold downstairs ... oh yeah, he also suggested we keep a fan running in the basement to help dry it out and to help reduce the odor. Well, that worked too! Now our house doesn't leak and doesn't smell and we didn't have to put out thousands of dollars. All we did was pay him a consultation fee and he even said that if it turned out we still needed to waterproof the basement that he would deduct his consultation fee from the cost of the waterproofing which we didn't need after all.

We are happy to recommend Mike!

waterproofing outside of house

I had Mike and his crew come in to waterproof the outside of my house around five years ago. The waterproofing didn't work, and now, I have noticed that the parging is flaking off the back of the house. The concrete they did on the inside of my basement floor is rough and uneven. And water still kept coming in after the work was done. I would not recommend them to anyone.

Waterproofing

Mike and his crew came in and did an exceptional job with my old house even during "monsoon" rains. There were no unexpected or hidden costs along the way and everything was completed exactly as he promised. Mike knows these old houses and drain systems very well and I had complete confidence in him and he did not let me down. My basement dry and the repairs completed. Thanks Mike!

Waterproofing

Mike loves old basements and loved my rubble foundation. Last year, the foundation was leaking in a few places and the water was draining slowly. I was using various means to catch the leaks, all unsucessfully. He solved the problem quickly and affordably. Since then, my basement has been dry and with no more water leaks. Thanks Mike.

leak in basement and cleaning of drainage

we recently had a leak in our basement and immediately panicked. Called up several companies and Mike was one of the very first to respond to our urgent message. When he arrived to provide a quote, which was free, he was knowledgeable, pleasant and was patient with all of our questions. Mike and his team subsequently fixed our problem and left the place clean and tidy. The quote he originally gave us was the price that we paid. There were no surprises and hidden charges. They were quick and reliable.

Leaky basement

Mike Barbetta repsonded quickly to our call and was on site shortly after. Explained to us what the problem was and what the cost would be to the penny. Only did what was needed at a fraction of other quotes we got from the bigger companies. Very satisfied.

Basement Drains

I was in an emergency situation with water filling the basement. Mike came within the hour and was calm, direct and well mannered. He snaked the drain and made the water go back down. What a relief! Then he told me the drains needed to be replaced, that they were old and most likely broken. He also said the flooding would happen again. I was not happy to hear this. He gave me a quote, which I thought was high. He was very understanding about my need to call different companies. As it turned out, his price was not only the best he didn't try to sell me more than I needed. That was refreshing and was what made me trust him. Then, about a month later my basement flooded again. He was right. I called him. He came the same day. He and his crew did a really good job. Mike knows so much about drains and the environment. It was fun and educational listening to him. They took longer than expected to complete the job, but the work was exceptional and they left my home clean. No more flooding! I found Mike to be genuine and professional. I recommend his services highly.

waterproofing

We've had Mike from Danforth Dependable at our house a couple of times. The first time we had water coming in one corner of the basement. We received quotes for thousands of dollars to basically wrap our houses' foundation in cellophane. Then we called Mike. He found the problem by "digging a hole"...his mantra! The repair was done for a few hundred dollars, with preparations made to repair the whole side of the house which Mike thought may be a future problem. (At the time, we could only afford the corner repair.) Mike was right. A couple of years later the water came in down the whole side of the house. Mike was here the next day and began work a couple of days later. The price was right, the work was well done, and the basement's been bone dry ever since. By the way, Mike also checked the basement for signs of mould. I found Mike to indeed be dependable, and a lot of fun. He gets high marks from me!
