I decided to go with safe homes canada for a home inspection of a house I had put an offer on. Even though safe homes canada was a little more pricy than other I went with them because they say they inspect every inch top to bottom , including attic and roof. As soon as the inspector (Andy) stuck his head in the attic he said it was too tight to get around and that he could inspect from there. I purchased the home and started renovations. About 3 weeks in I had to make a few trips in the attic to do some repairs. I couldnt walk around standing up but I was able to get around walking hunched over for the majority of the attic. I believe he should have gone up to thoroughly inspect. I found a couple of the roof truss main cords had split/cracked apart and the plywood in a few spots were wet around nail holes. Also he would have seen the bathroom vent hose wasn't properly vented and was so deteriorated that the air wouldnt make it to the end of the pipe anyways. Because I didnt know it wasnt vented properly I had been using the shower which began created mold in the attic near the tube. Before I had gone up into the attic myself my brother asked who I used because he was purchasing his first home. He ended up using safe homes canada also. A couple days after the inspection he told me that he thought he was a bit pricy but he was one of the only people that would inspect whole attic and roof. During the inspection he looked up in the attic but said again it was too tight to get in, than after going up the ladder said the roof was too icy and unsafe. I would completely understand that except as I pointed out to my brother, in the pictures of his roof (in the report) you can see that there is ice in spots, but alot of it was completely clear including where the ladder was. I think safe homes canada makes alot of big claims but doesnt follow up.
