Is there a specific cost per square ft for replacing a flat roof? Quotes seem all over the map. Is one material type better than others?

Flat roofs are based on access, layers, how many cut ups – ease of install. You have many different levels, people who go over existing, people who removal it all and do 4 ply systems, tar and gravel, etc
Rates are from $7 dollars a sq and up. Home owners can read about all these on the websites.
homeowners need to start doing homework, cause i do estimates and have come across lots of roofs installed wrong.

I decided against using the lowest quote and the highest. I had 3 other quotes within the same price range and went with the one who not only has good reviews on homestars but came with a recommendation from a neighbour. We are quite happy with the results.
