Is there a specific cost per square ft for replacing a flat roof? Quotes seem all over the map. Is one material type better than others?

Flat roofs are very VERY hard to do correctly, I would recommend Academia roofing here on the forum. I’ve been on their roofs and are done properly.

Flat roofs are really very difficult to construct as it include proper and correct inclination to allow water to run off, watertight construction to avoid leakage of water etc.
So you should consult good roofing company for this and discuss with them properly about your expectations.

Flat roofs exists all over the world but it is quite difficult to construct. It requires proper and correct inclination to provide slope to the water to run off. If it is not constructed with efficient and skilled laborers, it can have leaks very soon. And if the leaks remain unnoticed for a long time, it can weaken the roof structure and also cause damage to other parts of the house. So I think that to construct a flat roof skilled and experienced roofing company should be consult.

There are really no set costs for flat roofs unless you get into the very large commercial roofs. Obviously the bigger the job the more the price usually comes down. But in most residential jobs this is not that significant. Most companies take into account how good the access is , how many layers of roof there are, how high the roof is and fixtures such as skylights, stacks and units. There numerous types of roof systems, some are better suited than others, some fail prematurely. This will vary the cost widely. I had several quotes and there were a few companies all within the same price range. One company was recommended by a neighbour and after meeting with the owner of the roofing company I chose them.
