Allan was very professional and knowledgeable. The report he produced was also very professional and easy to read with detailed explanations & photos. He was punctual and and we received his report quickly. His fee was also reasonable.I would definitely recommend him.

I had met Alan G. twice previously through professional networking events over the last 2 years. He was in leadership roles then and still is today. When I found his company on Homestars and all the favourable reviews, it made it easier for me to decide to hire him. Alan arrived early for my inspection - I arrived a few minutes late - and upon my arrival proceeded to point out all the major and minor concerns he found on the outside of the house. Although I was told the house was built in 1980, he pegged it at being built in the late 60s to early 70s. We'd soon find out who was right and who was wrong. We then moved inside to the basement and worked our way - room by room, floor by floor - up to the attic. Every step of the way, Alan basically gave me a live narrative - good, bad and ugly - of the house I was considering purchasing as he took pictures of every concern along the way. Using a reference book (for furnaces, I assume) Alan was able to tell me the exact year the furnace was built - 1974! He was correct about the age of the house. He also had a nifty moisture meter that allowed him to detect the presence of moisture behind some drywall that looked recently patched over. To top it all off, Alan accommodated our tight deadline to remove our inspection condition and delivered our completed report within just a few hours. I can't say that he'd do this for everyone, but it was very much appreciated.

I recently purchased a roughly 100 year old house in Toronto and my purchase was conditional upon a home inspection. I contacted Alan from AllMax Home Inspection and was able to quickly schedule a time for him to come in. He was very punctual and professional. He explained everything to me and I felt like I got a good understanding of the issues we were facing with this older house and what needed to happen to remedy them. He produced a great and very thorough report, including detailed photographs. Top-notch service!

Alan G. did home inspection on a home in uptown Toronto that we ended up purchasing. It is an older but renovated home. Alan was very professional, patient, knowledgable, and approachable. I would recommend him for anyone who is looking for a good inspector.

We had Alan test certain areas of our house for mold after noticing water damage and a funky smell......he came right away and quickly reported the lab results to us. The machine took a few minutes to gather air samples from each room and while we waited Alan allowed us to pick his brain regarding issues with our home (recorded in our home inspection done by someone else). He was respectful of the home inspector's report and provided a lot more detail! I also found his customer service (follow up phone calls, short time to respond to my messages, considerate messages related to my worry about the mold levels, etc.) was excellent.

We were extremely happy with the service provided by Allmax. We were able to get an appointment right away and Alan sent Michael Hoy to do a pre-purchase home inspection for us. Michael was friendly and professional and he took the time to walk us through the house and explain everything to us. He patiently answered all of our questions. We were also happy with the very thorough report Allmax gave us with pictures and recommendations. We can keep the report for years as a reference guide. We highly recommend Allmax.

I went with AllMax for a PDI on a new home based on all the positive reviews. Alan, the home inspector was very nice and patient during the entire inspection. He went through everything and a day compiled an extensive list of work the builder needs to address. Alan saved me a lot of time and worries. I have already reconmended him to my new neighboors who are looking for someone to do there 30 day inspection and I will reconmend them to anyone who needs a home inspection. Thanks for all your help!!!!

Alan did a very thorough job on our home inspection. He is very detailed, extremely knowledgable and informative, which are qualities that we really value as new home owners. We found his service so great that this is actually the second time we have used him and we have also recommended him to 2 other people including my mother- which is a referral I would only give if the inspector was trust worthy. The first time I wanted to use a home inspector for our 30 day deficiency list, my husband was very reluctant and thought it would be a waste of money and time. After a rave review from a coworker, we gave Alan a call. Now my husband and I will never go without a home inspection, it was worth every penny! Alan is great at what he does, and teaches you things the average home owner would never otherwise know!

What to Expect:

Our home inspections take from 2 to 3 hours, our mold inspections can take 30m-60 min, depending on the size, age and changes to the original construction. It is important for us to gather as much information as possible and manage time accordingly. We concentrate on such things as serial numbers and model numbers of mechanical systems and electrical, natural gas, and water services; the important references for home owners. Accesses to the roof and attic space, which are hazardous areas, are also done by the inspector alone for safety reasons. It is preferable that these aspects are covered before we begin on the home introduction.

A detailed and comprehensive report will follow the inspection and will involve a complete tour of the home, inside and out. This will be useful as a reference in the future should you ever require renovations and will educate you on your home. At this time we will explain the systems to you, how they operate, how you will be influenced by them and how best to maintain them. Any deficiencies and/or defects are brought to light. Safety issues are covered and all your questions will be answered.

Finally, we offer a free phone consultation, regarding any issues or questions that you may have forgotten at the time or simply inquiring about afterwards. We make ourselves available to you.

What’s Included:

Our inspections are performed to the Ontario Association of Home Inspectors’ (OAHI) and National Association of Home Inspectors’ (NACHI) Standards of Practice. It is a thorough visual assessment of the readily accessible features of the property. It is not of an invasive or destructive nature, although, these can also be performed. They are more complex and can take a day or much longer to complete.

Exterior: including lot grading, drainage, drip edges, eaves and downspouts, stairs, railings, walkways, retaining walls, decks and porches, exterior finishes such as siding and brick veneer, trim, all protrusions through the home, to the outside, including intake and exhaust vents, windows and doors, electrical service entrance, natural gas service, central air conditioning components, garages, garage doors and door openers, exposed foundation walls and trees, shrubs and vines which may be causing or have pertinacity to cause future problems.

Structure: consisting of the foundation, walls, floors, ceilings, columns, beams and roof members. These are the components that incorporate the real strength or skeleton of the home

Roofing: including, coverings, drainage, flashings, drip edges, chimneys, skylights, eaves and soffits and downspouts, vents and all protrusions through the decking and covering and any visible roof-related issues.

Attic: insulation, ventilation and framing.

Interior: walls, floors, ceilings, stairs, railings banisters, windows, doors, egress and insulation and vapor retarders in unfinished spaces.

Kitchens: cabinets, sinks, faucets, drainage, ventilation, outlets and lights.

Laundry Rooms: plumbing, ventilation, receptacles, lights, cabinetry, tubs, taps and faucets.

Bathrooms: showers, tubs, sinks, taps and faucets, toilets, valves, cabinets, exhaust fans, drains, piping and functional water flow.

Heating: outputs of furnaces and boilers, radiators, heat rise of running furnace, flues, piping, ducting, air flow at registers, filtration, thermostat controls, heat recovery ventilators and humidifiers, if present.

Cooling: outputs, thermostat controls, line temperatures and air flows at registers.

Plumbing: main shut-offs, piping materials, supply and waste piping, cross connections, hose bibs, clean-outs, water pressure, flow, hot water heaters, gas supply pipes, meter and main shut off, traps and venting.

Electrical: service entrance, main and distribution panels, amperage and voltage of service, main shut off, branch circuit conductors and their over current protection, receptacles, polarity and grounding, switches and light fixtures.

Garage: vehicle doors, man doors, openers, automatic closers, floors and gas proofing.
