Alan did a great job of explaining the make-up of the home. He also did a great job of handling our over-protective Portuguese and Italian family members that were with us for the inspection. Overall i'm very happy with the inspection and the report, and i feel more comfortable about my investment in this new home.

I found Alan on HomeStars and he is indeed the expert in house inspection. Following along the inspection process is like having a live inspection course. I have not only identified many key spots to be repaired but also learned so much on how to maintain my future home. I would highly recommend Alan to my friends. Not to mention, the report is detailed and price is reasonable.

Alan was very helpful in identifying areas of our new home that needed repair. I found him to be very knowledgeable and thorough in his inspection. He was both professional and very personable, and made things easy to understand. I would recommend him to anyone interested in a home inspection. A very detailed report at a reasonable price!

Alan from AllMax was recommended to me by my real estate agent. Alan's prices were reasonable and Alan was very thorough in his inspection. Alan explained what he was looking for, what he found and how I should go about repairing the issue. Alan provided the value-add servixce that us home owners always look for - when he found a problem and needed to negotiate with the seller that the issue be corrected, Alan stood by my side and explained the issue. He was seen as authoritative and as a result, the sller agreed to make the repairs, saving me over $2,000. I strongly recommend AllMax for your home inspection.

I am thoroughly impressed by Alan at Allmax. I have used other inspectors in the past, but Alan is by far the best. This is my first home purchase on my own and after receiving his report I feel very confident in my purchase. It is extremely helpful to have a report that prioritizes repairs and gives you a heads up of things to keep an eye one. Alan is very personable and was patient with my many questions. I appreciate his thoroughness and detailed report complete with pictures and diagrams of how typical homes are built and basic systems work. A professional home inspection is good idea with any home purchase, even if it's a new construction. I had Alan come inspect my house as we are getting close to the 1 year mark for the Tarion Warranty. With the change in seasons, snow, ice and rain, we started to have a leak with the roof. When I asked the builder to inspect, they suggested that it was "ice damming" and they are not responsible for it and the damages caused by it. My living room wall and hardwood floor was damaged from the water coming into the house. The water would leak right down into the basement. Alan was quite thorough in inspecting the house and even climbed onto a very awkward part of the roof. Good thing as he discovered a portion of the exterior wall wasn't even finished, hence the water leak. Hopefully this is a good example that even with a new construction and all the modern building codes, a professional home inspection such as AllMax should be part of every home purchase. Alan was very friendly and professional. During the inspection he was detailed and thorough. There were a lot of things that I would have never caught. Also having the peace of mind that nothing major was wrong is very important. He is definitely worth the money!

My fiance and I are very satisfied retun customers! We were so thrilled with Alan's work on the initial inspection of a property we were looking to buy that we knew there was no one else we'd rather call when we wanted the house to be inspected one last time after the upgrades were completed. If you're buying a home, or want an inspection on a home you already own, Alan is the guy you need!!! He was able to quickly identify many issues with our house that we didn't even know existed, and gave us timelines on how urgently things needed to be addressed. The service Alan provides is invaluable! Impressively smart, to the point, and friendly. Oh, and he will accept a bag of loose change as payment ;)

I used Allmax for my home inspection. I spoke to Allan personally. This guy is a pro.. He knows his stuff inside out. He showed up right on time, and was super polite. What to Expect:

Our home inspections take from 2 to 3 hours, our mold inspections can take 30m-60 min, depending on the size, age and changes to the original construction. It is important for us to gather as much information as possible and manage time accordingly. We concentrate on such things as serial numbers and model numbers of mechanical systems and electrical, natural gas, and water services; the important references for home owners. Accesses to the roof and attic space, which are hazardous areas, are also done by the inspector alone for safety reasons. It is preferable that these aspects are covered before we begin on the home introduction.

A detailed and comprehensive report will follow the inspection and will involve a complete tour of the home, inside and out. This will be useful as a reference in the future should you ever require renovations and will educate you on your home. At this time we will explain the systems to you, how they operate, how you will be influenced by them and how best to maintain them. Any deficiencies and/or defects are brought to light. Safety issues are covered and all your questions will be answered.

Finally, we offer a free phone consultation, regarding any issues or questions that you may have forgotten at the time or simply inquiring about afterwards. We make ourselves available to you.

What’s Included:

Our inspections are performed to the Ontario Association of Home Inspectors’ (OAHI) and National Association of Home Inspectors’ (NACHI) Standards of Practice. It is a thorough visual assessment of the readily accessible features of the property. It is not of an invasive or destructive nature, although, these can also be performed. They are more complex and can take a day or much longer to complete.

Exterior: including lot grading, drainage, drip edges, eaves and downspouts, stairs, railings, walkways, retaining walls, decks and porches, exterior finishes such as siding and brick veneer, trim, all protrusions through the home, to the outside, including intake and exhaust vents, windows and doors, electrical service entrance, natural gas service, central air conditioning components, garages, garage doors and door openers, exposed foundation walls and trees, shrubs and vines which may be causing or have pertinacity to cause future problems.

Structure: consisting of the foundation, walls, floors, ceilings, columns, beams and roof members. These are the components that incorporate the real strength or skeleton of the home

Roofing: including, coverings, drainage, flashings, drip edges, chimneys, skylights, eaves and soffits and downspouts, vents and all protrusions through the decking and covering and any visible roof-related issues.

Attic: insulation, ventilation and framing.

Interior: walls, floors, ceilings, stairs, railings banisters, windows, doors, egress and insulation and vapor retarders in unfinished spaces.

Kitchens: cabinets, sinks, faucets, drainage, ventilation, outlets and lights.

Laundry Rooms: plumbing, ventilation, receptacles, lights, cabinetry, tubs, taps and faucets.

Bathrooms: showers, tubs, sinks, taps and faucets, toilets, valves, cabinets, exhaust fans, drains, piping and functional water flow.

Heating: outputs of furnaces and boilers, radiators, heat rise of running furnace, flues, piping, ducting, air flow at registers, filtration, thermostat controls, heat recovery ventilators and humidifiers, if present.

Cooling: outputs, thermostat controls, line temperatures and air flows at registers.

Plumbing: main shut-offs, piping materials, supply and waste piping, cross connections, hose bibs, clean-outs, water pressure, flow, hot water heaters, gas supply pipes, meter and main shut off, traps and venting.

Electrical: service entrance, main and distribution panels, amperage and voltage of service, main shut off, branch circuit conductors and their over current protection, receptacles, polarity and grounding, switches and light fixtures.

Garage: vehicle doors, man doors, openers, automatic closers, floors and gas proofing.
