We had quotes from every major underpinning company in Toronto while my wife was on maternity leave (she had the time to meet them all, so why not). John's quote was very reasonable in comparison to the others. But more importantly, John seemed the most personable, listened to our concerns, communicated throughout the process and provided solid feedback based on his experience. This is why we ultimately went ahead with Maximum. And we're EXTREMELY happy we did. Before we began, John set the appropriate expectations for a job like this - budget, timing, duration of work, future floor layout, plumbing considerations, etc. And he lived up to all of them. His crew (who are a great group of guys) started right on time, they coordinated building permits, bins, inspections, and cleanup. From our end, John took care of it all and came in on time and on budget. There were a few add-ons we decided to move forward with along the way but John's quotes were all reasonable. It's a messy job but every day they cleaned up the dirt and swept and hosed our driveway. Even our neighbours (with whom we share the driveway) were very impressed and commented on the minimal disturbance. I highly recommend John and wouldn't hesitate for a moment to provide a reference and comment on our experience.

We shopped around and John was by far the most experienced at underpinning. We checked his long list of previous customers, who had underpinning or other major construction done, and they were all consistently very satisfied with his work. His quote was quite reasonable, and the job came in on budget. Any extra work we had John do was also reasonably costed out and done on time and on budget. He and his crew showed up when they said they were going to and were here every day until the job was done. John worked well with our engineer and the City to make sure everything went smoothly. John was also very helpful getting us other tradespeople for our house. We have recommended him to others and he has always done a great job for them. We do not hesitate recommending John for any major construction work.

John and his crew from Maximum General Contracting were prompt and courteous when they came to repair the crumbling foundation of my new (very old!) house. I really appreciated that they took great care to make sure the job was done to my satisfaction and I am very happy with everything that they did. I would definitely recommend them to anyone needing foundation repair.

I have dealt with only a few contractors as a home owner, but from what I have seen, few have a heart of gold like John. He is honest, hard-working and considerate, and I felt that he genuinely wanted me to be satisfied with the job. His crew are all very hard-working and honest as well. I have no qualms recommending John to anyone looking to get their basement lowered since it is what he has been doing for years and is his specialty. Despite many problems (particularly with a neigbour dispute), John was never daunted and was helpful in trying to find resolution and ensure that the job was finished in as timely a manner as possible without compromising quality or safety. Thanks John!

I felt the need to write about the exceptional work John and his team (Maximum General Contracting) have done for us. I know how difficult it is to choose someone reliable, affordable and punctual. I got exactly what I asked for and in a timely fashion! The work Maximum did was professional and exceeded our expectations. The best part of it all was we had no headaches....we told them what we wanted and didn't have to micro manage the job to make sure things were going as planned. John and his team at Maximum give you maximum in everything form friendly service to smart quality to meeting targets and deadlines- I have referred John to many people and will continue to do so. We were contemplating what to do with our basement since we moved in 3 years ago. We were thinking of just regrading the floor as it was and repouring which would only had given us just over 6 ft. clearance. We had a few companies over and then we met John from Maximum G.C. He was very honest and upfront about what we should do with our money being spent. He explained that if we were to do a major project like this, then spend that little bit extra and have a real basement that we can use as actual living space. We decided to go with the lowering by ways of benching around the foundation walls and taking it down a foot. Wow, are we ever glad we made the right decision. I'm 6'5 and very comfortable now walking around my basement. All in all, John and his crew were all very pleasant and knew what they were doing at all times. John and the crew were and are excellent. We had a easy time with them. They were on-budget and on-time. They were a real pleasure to work with and have around the house for 2 months. They were the best part of my basement renovation. We strongly recommend Maximum General contracting!!!

Waterproofing
External Method
Waterproofing can be done either internally, or applied to the exterior of the structure. The exterior waterproofing method is the preferred and better method of handling waterproofing because it does not allow water to seep through the foundation wall once completed. The external method is done by digging down to the foundation. The wall is then wire-brushed and cleaned. The foundation wall is then parged and a rubber coating is applied to the entire exterior "below ground" surface. Finally, it is completed with a waterproof membrane applied over the rubber coating. Once this is completed, 4" diameter weeping tiles are then installed in a trench surrounding the entire building. The weeping tiles are set level with the bottom of the footings, covered with 10" to 12" of 3/4" gravel to assist with drainage. The trench is then back-filled.

Internal Method
If the internal method is used, we cut and remove the floor slabs approximately 12" away from the wall. Earth is then removed right down to the bottom of the footings. We supply and install the waterproof membrane on the foundation wall. Weeping tile is then installed, level with the footing and terminated to a sump-pump pit. The weeping tiles are covered with gravel before concrete is poured over top to create a new basement floor.

Underpinning
Underpinning is the process of strengthening and stabilizing the foundation of an existing building or other structure. Underpinning is accomplished by extending the foundation in depth or in breadth so it either rests on a stronger soil stratum or distributes its load across a greater area. Use of micro piles [1] and jet grouting are common methods in underpinning. An alternative to underpinning is the strengthening of the soil by the introduction of a grout. All of these processes are generally elaborate.
Concrete
Concrete, structural masonry material made by mixing broken stone or gravel with sand, cement, and water and allowing the mixture to harden into a solid mass. The cement is the chemically active element, or matrix; the sand and stone are the inert elements, or aggregate. Concrete is adaptable to widely varied structural needs, is available practically anywhere, is fire resistant, and can be used by semiskilled workers.

Brick and Block Work
A wet brick and block build is constructed with a block built internal skin and cavity followed by a brick external facing, remain the preferred building method of self-builders. Brickwork masonry is produced when a bricklayer uses bricks and mortar to build up structures such as walls, bridges and chimneys. (Brickwork is also used to finish openings such as doors or windows in buildings made of other materials.) Where the bricks are to remain fully visible, as opposed to being covered up by plaster or stucco, this is known as face-work.

Additions and Extensions
In order to do an addition you must first dig and remove the earth down to the level of the new footings which will be formed and poured with concrete, then the cement blocks can be install for the new addition ( you can also pour the foundation wall with concrete)

Bench Footing
Bench footing is done in the 1 to 1 ratio for every 1 foot down you must go out 1 foot. We then go on to install 3” inches of 3/4 inch gravel with weeping tile around perimeter of basement which is terminated to sum pump pit. The pit has a pump which pumps out natural earth water out to side or back of home. The next step is to pour 4” inches of concrete for the slab.

Main Drains / Sump Pumps
The Main Drains / Sump pump are used to remove water that has accumulated in the sump pump pit. A sump pump pit, commonly found in the home basement, is simply a hole to collect water. The water may enter via the perimeter drains of a basement waterproofing system, funneling into the pit, or may arrive because of rain or because of natural ground water, if the basement is below the water table level.
