Poor Craftsmanship and Worse Fit Out Products

I purchased my house in 2017 with Lanmark. I was originally happy with the purchase, but now after 5 years all the cheap materials and poor craftsmanship is catching up and I am already in need of major repairs.

All the doors leading to outside were hung so poorly they have not functioned properly since day one. I brought this up in my one-year warranty period and they did nothing to fix but put in a couple extra screws. My back door is rotting on the frame due to incorrect mounting, sealing and is causing molding in the flooring as well. A look at it, shows it was not even caulked properly, hung straight, or sealed properly. This is happening to all the houses that are the same on my block.

The flooring they chose is complete rubbish. They fixed it when I moved in by literally painting the chips with a marker. It is lifting everywhere and has chipped off many corners or is swelling all around the house. 5 years old and needing to be replaced is unacceptable. Everyone's front step has cracked off and sunken very far due to bad civil work. Carpeting is bumpy due to incorrect installtion and leaving it too loose. Also, how do you pull out a stacker washer dryer in a single closet onto carpeting? If you have a solution let me know as its back breaking, wrecks teh carpeting more, and its impossible to plug in the hoses and plugs unless you have a child that can squeeze in there before you push them back. Not a very smart build with no access.

The electrical is missing plugs in areas as per CEC and they tied all lights together to save money. The island lights were combined with all kitchen lights until I dug up in the ceiling and separated this as well as the stairs with the upstairs lights. Many electrical code infractions I have found, for example cutting the grounds off in the outlet boxes and leaving them straight under the screw. CEC states it must be wrapped around the bond screw and minimum 150mm to be left in the outlet box. Very poor electrical installation. Downstairs has next to no water pressure in basement level as well with a big crack in the floor near the sump hole.

The worst building company in Edmonton by far.

This company is a nightmare, very poor customer service, misleading the costumers, and used very cheap materials please before buying from this company talk directly with the people bught from this company. They never ever keep their promises and styaway from this company.

Cheap, never finished work

We were young brand new buyers who loved the clean design of the Landmark home styles. Looking back, we were taken advantage of by this company. The inside carpentry work and painting was incomplete and so poorly done. We invested every penny we had and moved in to a home with incomplete painting, crooked wainscotting and the cheapest upgrades.
We have had to replace everything at least once in this home. Now that we are older and more experienced home owners, we will avoid the entire Landmark group of builders with our next purchase. Nevertheless ever again. The owners live in huge mansions with the best of everything, but could care less about their quality or reputation.

New development

This company claims customer satisfaction is their priority. I can say that so long as you are purchasing the standard product and dont take up their offer of upgrades they might be ok. But in my case the sales agent representing them was all smiles and friendly until it was pointed out that a major option was substituted for their standard product. They worked hard to convince me that a refund is an option. I held my ground. Then the agent was distant and said some things that were shocking. He got caught out and was turning their error around as if I was the problem. After taking possession I noted other substitutions. One is being rectified. The other I let go because it would mean removing all the bathroom counters.
The most serious concern are the blinds. This complex features beautiful windows. 5 to 5.5 feet in height. 2 feet off of the floor. So the blind cord is about 4 inches long to meet the current child safety laws. A 3 inch pull lifts the blind less than an inch. The sales agent cant reach them. They say they have provided blinds and due to the law they cannot extend the cord. I can replace all 16 blinds at my own cost. And this is ok. No it is not.
My advice.
1. Dont use their sales agent. Have an independent agent represent you. Their agent will always toe the party line if there are problems.
2. Do lots of walk abouts during the building process and watch that any upgrades are in fact being done. It is easier to correct before the framing and drywall is complete.
3. get a new home inspection done. There was stuff found that the agent said was ok.
4. Have your lawyer hold back funds. To be paid out when all concerns have been dealt with. Otherwise they can delay or not address problems.
5. Dont trust their sales agent. Stuff will be promised but not followed thru on. They want to sell the place. You are in their domain. They will do and say stuff like a car salesman. Stuff geared to make you want to buy in.

Landscaping

Horrible service they tore our side walk when they were constructing a new home . Now thats built they dont even fix the existing landmark home side walk just brutal service

My very handicapped husband and I went to see your show home , he barely walks, uses a cane or walker. He wears special shoes to help him walk. When we arrived we were informed he needed to remove his shoes,
He cannot walk without his shoes! No shoe covers, no solution, so we left. We are very interested in leaving our family home for seniors living. If your homes are not handicapped friendly, what use are they? Do you not realize many adults are interested in adult homes and many are handicapped.

Deck

I moved into one of their condo a year ago. The deck was to be replaced as it was soft in spots. They had to remove the aluminum from the pillars on the deck, which is also holding up the deck above me on the 2, 3 and 4 floor. The pillars are rotten due to not being properly sealed. Any how i am not impressed with their slow response to this disaster. There is black mold on the pillars and it is very unattractive for future buyers

Misleading business practices and false advertising

Be careful when making a deal with Landmark Homes. Unless you have it in the contract - what they say is AIR!.
We have been discussing purchase of a townhome in Creekwood for almost two months, we were ready to sign the deal at the price of around $340k but as Landmark couldn't specify completion dates even approximately, we weren't able to sign anything and we were told to wait for the "update". While we were waiting for the "update", Landmark came up with a "new release" and increased the price to $375k. We even agreed to that price, trying to be reasonable, understanding cost increases across the industry. We put a deposit on a specific unit at a price of $374,384.00. A week later we got a call from Landmark that the price went up to $406k and we were asked if we wanted to transfer our deposit to another unit at a higher price. We declined. We were explained that as we had nothing in writing, the deposit of $75k meant nothing, there were no conditions either. The funny thing is that this unit is still on Landmark's website for that same price of $374,384.00! When I got a call from a manager at Landmark, he told me that the website was showing this price because I "did not refresh my browser"! Maybe that "Manager" at Landmark should "refresh" his computer literacy? This unit at that price is still on Landmark's website a week after we picked up our deposit and while I am typing this review.
Quite interesting way of doing business - a combination of false advertising, misleading and incompetence. Way to go, Landmark!

Design studio

I had wonderful experience with Brie, the design artist. She was helpful, transparent and kind. She helped me to make best design selection with minimal cost. She accommodated my wife in the selection process through remote access. I am thankful to Brie and strongly recommend her.

Leaky Basement walls and high humidity

I bought Landmark house with 2 1/2 story in 2012 and noticed leaky basement wall within an year and talked to their warranty adviser. She just told me your home humidity is too high so open the windows when temperature is warm. Their inspector came in one day opened the insulation in basement and came on second day to check but no problem with plumbing and said it's design fault and when they will redesign will let us know. Nothing happened till now after seven years. I am running HRV exhaust fan 24/7 and two dehumidifiers 24/7 but still no solution. All winter I can't able to open any windows because of ice buildups. thye installed the tree and replace the tree second times but still not growing so looks like the problem with preparation of land.
