Alex was great, very thorough and gave great advice. I would recommend his services. In addition to the report he was willing to help with follow-up information, ultimately allowing my Realtor to negotiate the property price down.
He was recommended to us by two friends as 'the best in the city' and he was great. Very thorough inspection, very professional, and also very approachable, a good teacher - he explained things as he went through the house and provided valuable tips on how to repair and/or maintain things as well. Also he has helped us figure some things out after the inspection. He also took *many* photos and made these available to us online (not sure if this is standard for inspections?) - this has been very helpful as well. Service over the phone and email from the office was also very helpful and professional. Definitely would recommend them to a friend.
Alex is a extremely professional home inspector. Our new home is approaching the end of the 2nd-year warranty. We heard that whatever builders or the inspectors from Tarion may have bias. Therefore we decided to hire an good independent home inspector. During the 6-hour inspection, Alex applied his expertise to do the best interest for us. He checked everything very carefully. Besides he inspected the roof with a long ladder while some inspectors only use binoculars. Furthermore, he has excellent communication skills. English is our second languge. But we understood everything that he explained because he was very patient and used layman language. At the end of the inspection, he provided us a comprehensive report with nine sections, including exterior, roofing, structural components, electrical system, plumbing, heating, cooling, interior, insulation/ventilation. He pointed out major or minor issues for each section. The next day, he emailed us all photos taken during the inspection. These photos are very helpful to remind us what specific items need to be concerned. After the inspection, when we had questions and emailed him, he replied with detail explaination and useful support documents or links. In a word, Alex is an excellent inspector. I highly recommend him to anyone who is looking for a good inspector.
We are first time home buyers and Alex made us feel so much better about our new purchase. After a very thorough home inspection, he spent an hour debriefing us on what exactly he found, including vermiculite in the attic (something another buyer's inspector didn't find). He was very patient with our questions, and we learned a tonne from his debrief. The report he produced was thorough and easy to read, and the photos he sent us later were excellent. I would highly recommend Alex to anyone.
Alex was very pro and he spent 5 hours looking over everything, and I mean everything. He was so thorough that he discovered a structural problem that nobody had yet seen. This saved us a further $15,000 from the asking price, which made it still possible to afford the house we fell in love with. Because of the detail he went into, we now know everything that is wrong with the house and are now able to prioritize our renovations with full accuracy. His advice on how to fix problems gave us insight as to how to talk to a contractor about what needs to be done. We are far more confident about what we are getting into and I think it must be the best bang for the buck ever. I've never met anyone to pay so much attention to detail. Alex also found a major safety problem. The furnace was venting through the flu that was blocked right above the fireplace in the living room so all the exhaust was going right into the living room. You can't imagine how much that must have saved us.
This was an extremely professional home inspection. They were extremely detailed and took the time to inspect every corner of the home. This is the best home inspection company I have worked with by far!
We have used York Associates on two occasions within the past year and were very pleased with the high quality of the results. Alex, not only delivers quality advice but also works with a high level of integrity.
Alex was very thorough. I learned so much about home construction following him around. He also gave us great advice on things to upgrade or repair, how to do it and why. I would not hesitate to recommend him for a home inspection.
When one goes to listen to a home inspection one wants to hear the plain truth. And Alex Welsh gives it to you. Yes, it made us think a little harder on our purchase, but we understood the issues much better than we did before. His clear, laymen's language provided us the information we needed to assess what the problems were in the home we were buying and allowed us to make an informed choice. Would absolutely recommend.
