Had them finish our basement starting in November 2009. They finished the job in late February. The workmanship is no better than average; walls that are not completely straight, no corners are even close to 90deg. There were several issues that I had to have them come back for, some of which were not handled satisfactorily, and a few I had to fix myself. After their last visit, sometime mid-March, they left their "key box" on my front door. Since then I've e-mailed them every few weeks asking them to remove it. They've always came back with some excuse why it was still there and would be taking care of it soon. It is now mid-July, the box is still there and my e-mails are now going unanswered. I have no idea how they managed to get all the rave reviews I read here.

Ultimaterooms was contracted to build a third storey addition on my semidetached home. With only about 70% of the work complete, and with payments totaling more than 83% of the total contract, one of the company's subcontractors came to my home telling me he had not been paid for work performed more than a month earlier. Upon learning this information, and the fact that I had paid for material I had yet to see (bathroom fixtures, flooring) I refused to make any more payments until it was demonstrated that all subcontractors had been paid in full for work completed. At that time, they stopped all work and have not been back since. After repeated and unreturned calls and emails (and a visit by another sub-contractor who informed me they too had not been paid), the company informed me by email that they will no longer honour their contract and will not complete the work. They have abandoned my project and have left me to complete it myself. I could go on about other issues (sub-par subcontractors, poor planning, misleading salespersons and contracts), but bottom line, DO NOT HIRE THIS COMPANY. They have left my family high and dry.

Meeting with Ultimaterooms.ca gave me automatic comfort, which was a huge plus; as most of the people we met with barely seemed professional. With some great ideas in hand we trusted Domenic's design & judgement and allowed him to have his way with our room; needless to say it was the best decision we ever made. Brian, Nikki, Dom and their crews made a believers out of us and I would highly recommend them to anyone who is thinking about renovating their basement, you will be glad you choose them; we are.

Renovation took a bit longer than I original thought but what else can you expect through a major renovation. I will always call Ultimaterooms.ca first not only for renovation but painting plumbing or any other problems that may come up. It is great having a designer on board the company. Choices sometimes take the longest.

When we contacted Dom regarding our Basement Renovation we had a general idea of what we wanted. Dom took the time to listen to our ideas and then he expanded on that. The job got started, money changed hands and everything was going along fine. Then they disappeared for days sometimes 2 weeks or more at a time. Eventually after 4 months we told them enough was enough and that no more money would change hands until this job was complete. We had them back a few times for corrections (which was not easy to organise)However, six months after completion of the project a crack appeared on one of the walls from ceiling to floor we tried contacting Brian and Dom and two appointments were made which they never showed up for. Phone calls were never returned and all of a sudden voice mail became my new best friend. THEN we get contacted by the ESA who informed us that the company did not have a licence to carry out the electrical work. After leaving further messages with Brian and Dom they told us they would get it sorted as this was all a mistake. The only mistake I can see is us hiring them in the first place. We have now been informed that apart from getting our power cut off that our insurance premiums are null and void and should anything happen to us or our home due to an electrical fault from this basement we have no coverage. They do not care. Obviously keeping the customer happy only applies if you still owe them money. ULTIMATEROOMS = ULTIMATE LIP SERVICE

Dom and Brian and their crew were able to bring to reality our visions and dreams. The end product was absolutely amazing! Although the job wasn't completed at the estimated time, it was well worth the wait. We now have added a third onto our living space in our home and this third is the place where everyone wants to be. They maximized every square inch so that all space is usable space. They worked with us when we had concerns or questions and they were always willing to accommodate us. Great job and really nice people!

This is Betsy and Roger again for an ultimate review for Dom and his crew… Last may 22, 2008 I posted a review for a master bathroom in homestars.com and you can also see the video at http://www.ultimaterooms.ca/season1episode13.html. At that point we had just received the permission to start the addition project, during this time we have built a relationship with Dom and his wife; however I will try to keep this review as accurate as possible, and this is the history: We were scheduled to start June 02, 2008, but the rain and my neighbor played a huge role in delaying the start and the completion of the project (finally finished October 10, 2008). Let us start from the very beginning, machines were needed to come to the backyard to start digging for a full foundation, the addition was going to be completed with an unfinished basement. After the machines were done digging, Dom told me that additional payment (around $ 5,000) were required due to the amount of dirt the machines extracted, it didn’t make sense to us since he should have calculated the amount prior to start the addition, and not in an ongoing basis, anyway, after listening to his arguments we decided to make the payment at that moment. The A/C was disconnected for the machines to go back and forth to the backyard, and we are still waiting to have the A/C reconnected to the house (Dom promised by the beginning of spring to do so), I was under the impression that the path that the machine used to go back and forth was going to be fixed (front yard and side walk) and this will not be fixed. The next stage of the addition was the footings and the foundations, Brian and his crew did a good job, the footings took a longer time due to the unexpected rain, however after the footings were dry the foundation walls were finished in 2 days, amazing… we were starting to get worried as we wanted to hold a family reunion for Thanksgiving and we were already at beginning of August. The framing of the addition was the next step to be completed, again Brian and his team did an excellent job, and then the bricks for the house got installed in the outside right after the framing was done, the brick took like one day to get installed. Keep in mind that between each step we needed to wait for the city inspection to come in before we move on with the next step. The electrical, drywall, trimming and finish details were done in September, we had some challenges along the way like finding the correct hardwood floor for the addition, and Dom was having a really hard time finding one that matches the existing of the house. The main focus of the room is the natural stone and the fireplace that Betsy and I had in mind from the beginning, and after weeks of searching for the perfect stone we finally found it in the Vaughan area, and the end result is just awesome. The addition itself it’s awesome (http://www.ultimaterooms.ca/gallery.html), we love it, Dom and his crew, despite the weather and other challenges, deserve more than a 10 for the internal work. But when I see the overall project, like the additional payment that I made, still waiting for them to connect the A/C back to the house, and especially when I see the conditions of how they left the front and back yard, the overall rating will go down from 10 to 8.5. Dom has his own arguments about the back and front yard, and I appreciate his point of view, however, one mistake that we did, is that we should have included as much details as we could in the contract. Things can go wrong with any contractor; you can improve everything in life, Dom and his CREW are excellent, honest and reliable in the work they do. Communication is always there, either with Dom or Brian and you can be sure that they will finish an ULTIMATE ROOM. I will definitely recommend ultimaterooms for any project renovation you have in mind.

What could this company do to improve their services?
I think they should have taken in consideration those indirect costs for any project, and at least in my case, I was dissapointed with the front and back yard, mine was not perfect, but was much better than the conditions that they have left it.
Any advice to offer fellow homeowners facing a similar project?
Know what you are looking for in a renovation, try to have everything in a contract, do your research, ask as many questions as possible, and again don’t leave anything for granted, even if you don’t have it in the contract, have it in writing, email, letter, etc.

Hi Roger & Betsy, AWSOME!!!!! is an understatement to say the least. I can understand the points you made, they are valid. Show me an addition that goes off without a hitch .... The only response to your posting that I have is "your addition speaks for itself" it is beautiful, with an entire wall of Quartz stone, a Montigo fireplace, beautiful hardwood & a huge open concept thanks to all those Windows / Skylights and Garden Doors. There are closing points to the posting also that people should know, things that leave them guessing as to why? or what? 1. Yes, it is true that there can sometimes be additional charges when excavating, from an interior measurement we can guess as to where (depth)the exterior footings are, but in Rogers and Betsy's case they were over 3'ft deeper then there related interior walls; an oddity but true. With thier addition being over 450 sq ft of ground space and an extra 3'ft of depth; it amounts to 2700 cubic ft of loose dirt......thats alot of extra dirt to remove, hense the extra cost. 2. The Grading: We left the addition ready for final grading; which due to early snow had to be completed by a landscaping company in the spring. The A/C was not connected as to allow the grading company to be able to pass through the narrow pathway. 3. The timeline: Timelines are estimated, and can be thrown off by a number of things. In this case mother nature played a huge part, with downpours of rain almost everyday for weeks on end. Once the rain let up we were able to move through full speed ahead. Roger and Betsy's deadline of Thanksgiving was met, as we put the final pieces together and completed the addition the day before. Cutting it close, but none the less completing it ontime, and on budget. It is beautiful, Roger and Betsy we hope you guys enjoy the space...it was our please to do the projects we have for you; but more important we made great friends. The Ultimaterooms.ca Team

We had given up on thinking we were going to be able to pull off a do-it-yourself Basement finish that would be up to par with the rest of our 6 year old home. We called one or two companies, Dom was the fastest to come and make recommendations and give a detailed quote.The finished project was beyond our expectations and we could not be happier with the results and the experience. Nicky Val Pete Brian and Dom were all welcome in our home and a pleasure to deal with. By the way, our only problem with the job is it makes the rest of our house look hack! I would recommend their services 100% to anyone that was looking for a quality job. I could not have finished this basement anywhere nearly as well on my own. The extra expense for their craftsmanship was money well spent. Thanks Ultimate Rooms!

The Cork floor, the Crown Moulding throughout and of course that stone wall with the fireplace. Honestly one of our best basements. We hope you guys love it, we enjoyed building it for you. We were interested in completing our basement and we interviewed several companies. Domenic from Ultimaterooms.ca visited us and gave us a good description of what we would receive if we used their services. Project started on time and was completed with a beautiful, spacious, open-concept basement with lots of storage space. Exactly what we wanted. Our experience was unique in that we got to see our basement up to the point of framing. At that point, Domenic "locked" us out to complete the basement without our prying eyes (something we freely agreed to and enjoyed). During this time, the basement was completed - drywall added, bathroom finished, closets completed, rooms painted, and floor installed. They did it all with little interruption to us.

What could this company do to improve their services?
Only glitch was the selection of the laminate flooring. We had a hard time finding the colour we wanted through the companies that Ultimaterooms.ca used. Instead we found our own supplier and referred them to it. We could have got the flooring through Ultimaterooms.ca, however, the lead time was such that we should have selected it at the beginning of the project. Waiting until the week of the floor install and trying to buy from "in-stock" was not a good idea.
Any advice to offer fellow homeowners facing a similar project?
Plan ahead. We had a good idea what we wanted, how we wanted it to look, and what to expect, and it was still tough at times. We know construction is never easy, but in the end Ultimaterooms.ca gave us the basement we wanted and to our satisfaction.
