The project involved stripping and replacing shingles from the roof of a 15 year-old addition and the original house. The project was a disaster. The crew used overweight hammers and broke about 20 percent of the roof boards on the original part of the house. In retrospect, I should have taken them to court for the damages but waited too long. They saw the damage, but had no excuse other than to say that the boards were probably dried out and brittle. (Our neighbours have not experienced this issue with other roofers.) There were major leaks to the low slope roof of the addition. The first was associated with the vent along the peak that was replaced as part of the contract. Eventually, they did replace the new vent; however, they initially suggested that a vent was not necessary even though specified in the architectural drawings. Clearly, this was an effort to cut costs. There were persistent leaks around the joint of the roof with the skylights. The first leak was so bad that I had to place pails under each skylight to save the wooden floor. To their credit, they did visit us on four occasions over a period of four years to address persistent leaks. At one point, they repaired the blisters on the ceiling of the addition and repainted it. However, the problem of blistering has reappeared. A call to the company of a few months ago did not lead anywhere. The original roof (installed as part of a major addition) never leaked during a period of 15 years so there was no design fault. On the basis of exceptionally poor workmanship, I would never recommend this company to anyone. If you love your home, avoid these people and select a professional roofer. Our neighbour used this company to install roofing and eaves troughs and was not too pleased with the work, especially with the troughs.

We did not have any access to our attic so we had Belvedere install an attach hatch. Don quickly came to give us an estimate. The work crews were friendly and on time. The job was well done and I intend to use them in the spring to do some additional work.

We needed fireplace installed, repainting in living/dining room, a basement window bricking up and other jobs. They came on time, very professional. Tidied up well. Very impressed with the service

He had to drywall full basement. It only took him a few days. Very good service. Fast to get on site after call. On time every day when he said he'd be there. Happy with finished work. I would hire him again.

Not only did Belvedere come in on time (even after such a long wet spring) and on budget, but the quality of the work was outstanding, especially the brickwork done on the walkway. Donald and his crew were a pleasure to deal with, professional and courteous. The site was kept neat during construction and was completely cleaned up afterwards and the job only took a week from start to finish. Donald was very helpful with our choice of materials and very patient with all our questions as this was our first major renovation since acquiring the house 9 years ago. Belvedere's quote for the project was clear and concise and very easy to follow. We will be using Belvedere for another project and would not hesitate in recommending them

The kitchen renovation was done in a timely and efficient manner with a minimum of inconvenience. The advice I was given on design was excellent. Any glitches that arose were addressed immediately. It is a small kitchen so I wondered what could be done with it and how it would look. It looks beautiful and I have had many compliments on it.

Belvedere is the only contractor I have used in the last 15 years. From jobs as small as a sky-light repair to a full renovation, including foundation, Belvedere has done them all and the results have always exceeded my expectations. Don, Charlie, Jay and the entire Belvedere team are a joy to work with. I found the work is always to a high standard and the worksite kept clean. Belvedere will continue to be my "go-to" guys for all my reno needs.

First thing to note - Don P. at Belvedere called us back promptly and when he said we would drop by at 6pm that night, he was there even a few minutes early. Estimate arrived on time as promised, work started on the date they said and finished before the agreed completion date. They cleaned up every day, kept us informed of progress and did everything they contracted to do (ever more frankly) on time and on budget. I would recommend Belvedere, and Don P in particular, to any friend or colleague. We were impressed from start to finish.

As can be seen from the description of the work, we had waited perhaps too long to undertake some important jobs around the house. The basement had leaked for some 30 years, and our aging friends badly needed a railing in front of the house when they came to visit. All of the work was done in a reasonable period of time. All the workers who came by treated us courteously and very helpfully. Best of all was the project manager, Don Panzine. He always did exactly what he promised to do. And when he couldn't make it to a meeting on time, he telephoned to say when he would be able to come. We have deal with home repair contractor before who suited themselves about when and even whether they would show up. It was a pure pleasure to work with a professional like Don.

Warning: be ready for stormy weather.

The Belvedere team has put together a simple but informative 10-point inspection checklist for you. Grab a pen and notepad… and we’ll guide you through a complete home checkup.

1. Roof: Inspect to make certain all roofing components are secure, including shingles, flashing and fascia boards. Tree branches which overhang your home and which are at risk of coming down in the event of an ice storm should be removed in the fall.

2. Chimneys: Loose or missing brick can usually be seen from the ground or with the help of binoculars. Look for mortar missing from between the brickwork and crumbling brickwork.

3. Attic: Ensure you have adequate attic insulation and that all vents are functioning properly.

4. Eavestroughs and downspouts: Clean out the eaves troughs after the leaves come down and before the snow flies, or you may have water problems come the Spring. Inspect downspouts to ensure water is not collecting near the foundation of your home.

5. Windows: If your windows are old or original, you may want to consider replacing them with new, highly durable windows which require virtually no maintenance. If you are not planning to replace older windows, make sure to apply fresh caulking and good weather stripping.

6. Doors: Snug new weather stripping around all exterior doors is the quickest, cheapest way to keep chill winds out and reduce heating costs.

7. Tuckpointing: Upgrading the mortar between your home's bricks and concrete blocks helps keep the structure sound and prevents water intrusion.

8. Exterior Foundation: Should be checked for water points of entry such as cracked mortar joints, deterioration, loose caulking or cement around basement windows which would allow water to enter, lack of window wells and window wells which are not functioning properly.

9. Interior Foundation: Look for moisture stains which show up at the base of interior walls and can be identified by discoloration and flaking. Lift rugs where the floor meets the walls and look for dampness or mould and odour.

10. Landscaping: Make sure sidewalks, driveways and patios are sloping away from the foundation to divert water.
